Since leaving the EU in January 2020, it has become increasingly difficult for UK citizens looking to buy a holiday home in the EU. Across the continent, UK buyers now face restrictions on their stay duration, additional visa requirements, and difficulties obtaining finance.
The most challenging EU country for British buyers since Brexit is Austria, where an EU passport is required to buy property in nearly all circumstances. However, there are still a few loopholes, Giles Gale of Alpine Property Finders explains: "As with all things, the devil is in the detail, and there are certain properties still available to UK passport holders if you know where to look.”
Most foreign buyers tend to want to buy in the major ski resorts in Salzburgerland and Tyrol, where in 99% of cases an EU passport is required. There are, however, certain designated second homes areas – ‘zweitwohnsitzgebiet’ – where non-EU citizens are allowed to buy a property. These areas were originally created in the 1970s to encourage foreign investment and local planning laws still allow non-EU buyers to purchase property in these locations. Two such ‘zweitwohnsitzgebiet’ areas are in Hinterthal, near Maria Alm and Hollersbach, near Kitzbuhel.
