The New London Look

24.10.23

London Dock, one of the Capital’s most exciting new neighbourhoods by St George, has begun ushering in a new era of London living. Abode2 finds out more

Set within a magnificent nine-storey building the homes at London Dock’s Saffron Court are designed to revive modern and effortless living in a post-pandemic city. This unique collection of 56 contemporary Manhattan, one, two and three-bedroom apartments forms part of an evolving destination - with culture, commerce, and creativity at its heart - that is transforming this eclectic East London community at pace.

Wapping’s rich history and prime riverside location - combined with excellent connectivity – has sparked a resurgence for city living. According to property agents CBRE (using ONS data), house prices in the Tower Hamlets have increased by 60% over the past 10 years, outperforming other prime areas in London over the same period. CBRE forecast rents to grow by 16.3% in London over the next five years, signifying continued demand for city living and strong investment credentials.

This post-pandemic resurgence of the city is further cemented by Benham and Reeves whose research shows that rental demand and enquiries rose by 5% during Q4 2020 and have maintained momentum over the course of the last two years, with enquiries up 12% in Q2 2023.

Taking its name and inspiration from one of the most opulent products traded at the former docks, new homes at London Dock are delivered to a high-specification and finish. In homage to the destination’s industrial routes, and employing new craftsmanship with an elegant modern twist, these spacious open plan apartments are complete with seamlessly integrated Miele kitchen appliances, bespoke and brushed black metalware, engineered timber flooring and floor-to-ceiling windows. New homeowners have the choice of two base interior colour palettes – the Pearl or Onyx collection – which are inspired by the raw and natural materials found in the depths of the world’s land and seas and considered an ultimate trading luxury.

Meeting a rising demand for city living, with access to an array of indoor and outdoor amenities, each apartment has its own spacious private balcony overlooking the tranquil boulevards, landscaped courtyard gardens and far-reaching views across the River Thames, towards Canary Wharf or the City.

A welcome haven from the hustle and bustle of City life, London Dock is beautifully entwined with green corridors of flora and fauna by Elite Landscaping designed to complement London Dock’s 15-acre neighbourhood. Helping to boost biodiversity within the local community, and creating much-needed habitat corridors in the city, St George has partnered with Wildlife World to integrate ‘Bug Hotels’ into these new public spaces, creating areas for both people, wildlife and nature to thrive within the city.

Offering the ultimate sanctuary in the city, residents of London Dock also benefit from exclusive access to an impressive range of hotel-style facilities at The Club. This bespoke leisure and wellness facility comprises a mix of luxury amenities and fitness facilities, including a state-of-the-art gym, a heated pool, a sauna, steam room, jacuzzi, squash courts, cinema room, virtual golf suite, and 24-hour concierge.

Marcus Blake, Regional Managing Director of St George City, St Joseph & Berkeley West Thames, comments: “London is London, and will always remain a world-class and dynamic city that embraces culture and has the effortless ability to adjust to new eras. London Dock is an illustrious destination, moments from the City and with iconic landmark neighbours. Its network of quintessential courtyard gardens and intimate spaces create a refreshing respite in the heart of a growing neighbourhood that enjoys exciting cultural delights – such as St Katherine Docks - whichever direction you turn.”

Marc von Grundherr, Director at Benham and Reeves, adds: “Wapping was once a central hub for trading luxury goods – a marketplace written about in Dickens novels – and it is now on an evolved path to becoming an innovative destination to live, eat, work and relax.”

“London Dock has a strong investment case for multiple demographics and buyers, I should know as I was the first buyer in 2013. Putting my money where my mouth is, I believe a strong case for any home buyer is to seek out neighbourhoods that are ‘future-proofed’ and evolved to match the changing trends and curveballs that face modern society. An outcome of the pandemic is that dynamic destinations, such as London Dock, are prime real estate and therefore continue to be prioritised by buyers and businesses – such as our own – in places that individuals feel at home and part of the community.”

Ed Hollest, Senior Director, Head of West London New Homes CBRE, notes: “Saffron Court is the latest addition of much-needed homes in London and remains relatively affordable when compared to other prime locations – with the added benefit of being within walkable distance of flagship office buildings, such as The Gherkin.”

Saffron Court forms an exciting chapter of this dynamic new 15-acre mixed-use neighbourhood. Designed by renowned architects Patel Taylor, London Dock will comprise 1,800 homes, awarding winning landscaped spaces, attractive squares and boulevards with stylish shops, chic restaurants and bars, offering a much sought-after relaxed, cosmopolitan lifestyle.

Marcus Blake adds: “Saffron Court has performed well in the current property landscape is the latest address of this exciting destination that caters to all lifestyle needs and necessities. Offering the flexibility, vibrancy and enigma of the city, a variety of new spacious homes are now available and are enhancing lateral living options in the capital.”

Prices for these new homes start from £700,000, with three-bedroom properties starting from £1,750,000, and residents will begin to move in from Q1 2024.
