Abode2 takes a look around Haus25, a 750-Unit Sustainability-Focused, State-of-the-Art High-Rise in Jersey City

Veris Residential, a forward-thinking, environmentally- and socially-conscious REIT that primarily owns, operates, acquires, and develops Class A multifamily properties, has announced that it has launched leasing for Haus25, a new development that redefines the apartment living experience. Located at 25 Christopher Columbus Drive in esteemed Paulus Hook, blocks from downtown Jersey City, the 56-story tower rises 600 feet in height and offers 750 luxury apartment units — nearly 20% of which have been leased in less than two weeks through appointment-only previews.

Designed by globally recognized Elkus Manfredi Architects, the building features interiors by award-winning Fogarty Finger and outdoor space landscape architecture by Melillo Bauer Carman. Haus25 is the first property to deliver for Veris Residential since the company rebranded in December 2021 to reflect the environmentally- and socially-conscious ethos that underpins its core corporate values, and is designed to achieve LEED Silver certification by the U.S. Green Building Council.

As part of Veris Residential’s commitment to sustainability, the property is designed to be one of the most water-efficient luxury high-rises of its kind, as evidenced by the implementation of SOURCE hydropanels — an advanced renewable technology that uses solar power to extract net-zero water from the air and distribute it to drinking fountains on the outdoor roof deck. Additionally, Haus25 has installed internal WaterSense labelled fixtures, including toilets and showerheads to optimize water flow, and outside at-curb bioretention swales to collect water that would otherwise become runoff, allowing it to percolate into the soil. Furthermore, Haus25 offers on-site single-stream recycling, as well as recycling for batteries and mercury lamps.

Veris Residential has installed 24 electric vehicle charging stations in the building's on-site parking garage and 375 bike parking spaces within the building. Residents can benefit from utility bill savings via energy-efficient design features such as combined heat and power (“CHP”) units that convert natural gas into electricity and heat, and provide on-site energy generation, while reducing greenhouse gas emissions equivalent to 34 automobiles each year. The building also includes a highly efficient central heating and cooling plant and energy-efficient lighting throughout, as well as elevators that use regenerative braking to reduce electrical demand and improve efficiency. Veris Residential has partnered with Logical Buildings to provide residents with access to an app that shares real-time data on energy usage and carbon footprint.

Haus25 offers studios, one-, two-, and three-bedroom apartment layouts, all of which include kitchens with quartz countertops, full-height backsplashes, and Energy Star stainless steel appliances, as well as bathrooms with Moen, Kohler, and Sterling fixtures. Select residences have private outdoor spaces with spectacular views of the Manhattan skyline and the Statue of Liberty. Additional highlights include custom modular closets, in-unit Bosch washers and dryers, ecobee smart thermostats, and ButterflyMX smartphone video intercom systems.

The 100 percent smoke-free building offers enhanced indoor air quality measures, including MERV 13 filters and boasts more than 37,000 square feet of gardens and outdoor amenities — including a luxurious pool that is 60 feet long by 35 feet wide with spa features; an outdoor fitness area; and entertainment spaces equipped with firepits, grilling stations, cabanas, foosball, billiards, and an outdoor amphitheatre. Inside, residents can enjoy a spacious co-working area with conference rooms, a fully equipped fitness centre with TechnoGym equipment, spin and yoga studios, a Sky Terrace for private dining and socializing with panoramic skyline views, and a makerspace for creative pursuits. Residents also will have access to the building’s chef's kitchen, bowling alley, karaoke lounge, game room, golf simulator, children's playroom, pet spa, and dog run.

Veris Residential responsibly integrates buildings into communities. Ideally situated within blocks of Jersey City's burgeoning city centre, Haus25 has a Walk Score of 98 out of 100 and is conveniently located between two PATH stations that provide direct access to Manhattan. Ferry and Light Rail service is also nearby, and a bus stop sits in front of the building. To address the need for more public schools in downtown Jersey City, Veris Residential constructed a new public school located at the base of the building. The company also created a new public park at the corner of Christopher Columbus Drive and Warren Street that is an urban oasis with trees, flowers, plantings, quiet walkways, and seating areas.

Leasing and marketing are handled by Veris Residential, with initial occupancy slated for late April.
