Beauchamp Estates has sold Eglon House in Primrose Hill, the former London home of award-winning movie director Tim Burton, a magnificent five-bedroom house providing 13,000 square feet of live/work accommodation, the trophy home purchased by a British media owner for his London home and business base. Beauchamp Estates sold Eglon House for just under the asking price of £17,500,000, one of the most expensive home sales ever achieved in Primrose Hill.

Designed by architectural practice Chassay Last Architects and design house Russell Sage Studio the house consists of two interlinked buildings – the east wing and the west wing - which sit opposite one another across a private central garden courtyard, with the pair joined at lower ground floor level.

Eglon House has a range of remarkable design features including full height bronze windows and feature glass brick facades inspired by Pierre Chareau’s iconic Maison de Verre in Paris, a double-height salon recalling the Art Deco hall at Eltham Palace, a swimming pool that doubles as a cinema, a leisure room, a gym with a cocktail bar and a double height living room and kitchen opening onto the courtyard. Eglon House has a passenger lift connecting all floors and staircases in the west and east wings.

American film director Tim Burton rented Eglon House for a number of years from 2018, using the property as his London home, with part of the accommodation used as his creative studio where he completed the 2019 Film Dumbo for Disney. When Tim Burton was living at Eglon House, he utilised the east wing of the house to write and produce Dumbo and the west wing to provide accommodation for executives and staff working on the film.

The Eglon House site was formerly occupied by the world-renowned Mayfair Recording Studios where the likes of Paul McCartney, David Bowie, The Clash, Oasis, The Smiths, Tina Turner and Pink Floyd made and recorded hit records, with Eglon House completed in 2016 following six years of design and construction.

Beauchamp Estates say that the British nationality of the purchaser of Eglon House is typical of the buyer profile for homes in Primrose Hill where around 80% of buyers are British nationals, another 10% are from Western Europe, particularly France, Italy and Greece, with the remaining 10% originating from other countries around the world. Americans are also prominent residents, but they prefer to rent rather than purchase.

Rosy Khalastchy highlights that buyers are attracted to the village ambience of Primrose Hill, the stock of large family houses, the magnificent park, with its sweeping views of the city, and the proximity to the City and West End. The location is also home to many celebrities, independent shops and great pubs and restaurants.

Beauchamp Estates research shows that during 2022 the number of luxury homes priced over £15 million that were sold in Prime Central London rose by 30% and Beauchamp Estates forecast that during 2023 the volume of deals for homes priced above £15 million is likely to rise by 30% compared to 2022, driven by wealth creation in three locations – the USA, Europe and the Middle East.
