Is your property suitable for development?

Working with London Penthouse allows freeholders to unlock capital from their roofspace, an area of their property that previously had little value. They can carry out developments to occupied buildings whilst the residents remain in occupation with minimal disruption as a result of adding additional apartments to the existing roof.

In a recent study by Knight Frank, it was found that 41,000 new dwellings could be built in central London by utilising unused roof space without altering the iconic skyline.

There are many factors that determine whether a site is suitable for an airspace development, but a few general rules of thumb are:

  • The property must have a flat or unconverted pitched roof, used solely for loft space.
  • The property ownership must be freehold or share of freehold
  • The property can be a residential apartment block, entirely commercial, or mixed use with commercial units at ground level and residential units above.
  • The existing common staircase must be able to be extended to roof level
