According to a report by Ekathimerini, the price per square meter in Attica has undergone a staggering transformation. After hitting a post-crisis floor eight years ago, the market has transitioned from a distressed value-play into a high-demand hub for international capital. Average prices that stood at €1,200 in 2016 have now surged past €2,500, with ultra-prime coastal pockets commanding significantly higher premiums.
This historic appreciation is fuelled by a perfect storm of infrastructure and interest. The Athenian Riviera is currently undergoing a multi-billion-euro facelift, anchored by the Ellinikon project, which has shifted the city's investment gravity toward the coast. Coupled with a chronic shortage of "International Grade" luxury housing and the continued pull of the Greek Golden Visa, the region has seen a sustained "flight to quality."
Unlike Northern European capitals facing price corrections, Attica remains resilient. A high volume of all-cash transactions and a record-breaking tourism sector—which has turned Athenian apartments into high-yield short-term assets—have created a robust floor for valuations. For the 2026 investor, Attica represents a mature yet high-growth market that still offers a competitive entry point compared to Paris or Madrid.
