Tee-time gives island of Mallorca a positive property push

Demand for property in Mallorca is on the rise, with the surge in large part to the booming golf scene.

The largest of the Balaeric Islands is steeped in Spanish history, and over the past five years the island has seen a surge in property sales and rentals, with no sign of slowing down.

“The demand for properties in Mallorca has been increasing in recent years, and this trend continued into 2017. In turn, we saw an increase in property prices of about 7%,” explains Alejandra Vanoli, Managing Director of Mallorca Sotheby’s International Realty.

Much of this success is attributed to the rise in those travelling to the island for the many golf courses available, including Golf Santa Ponsa and the Bendinat golf course.

“Golf in Mallorca is becoming more and more popular, and the island of Mallorca itself is also becoming more popular,” says Alejandra. “Because of this, prices of golf properties are increasing. Many properties we have for sale are located strategically close to golf courses as well as close to the sea.”

She adds: “Due to increasing golf tourism and tourism in general in Mallorca, higher quality golf courses are being developed with outstanding facilities. This makes Mallorca an even more popular destination to play golf throughout the whole year. Of course, the wonderful climate helps.

One of the properties popular with golf lovers is the spectacular villa at the Golf of Santa Ponsa. The €7.9 million property, covering 13,000 square metres, backs onto the renowned golf course and offers stunning scenic views.

The land area comprises the main house as well as four additional apartments for guests or a housekeeper / au pair, and large outdoor terraces and expansive swimming pool.

For buyers looking for a more coastal spot, the exclusive Bendinat golf course is surrounded by a number of elegant homes. On the market is a €2.2 million home, offering open views to the mountains and a serene setting among mature gardens.

The spacious interior of the five bedroom and four bathroom property, offers open plan living areas which are complemented by expansive terraces and the large garden, perfect for enjoying Mallorca’s ambient temperature and outside lifestyle in.

Many of the enquiries for property on the island come from the foreign marker, with 90% of buyers and 70% of vendors coming from abroad. British buyers dominate the market at around 22.3% of foreign buyers, with German and Scandinavians closely behind.

This trend shows no sign of slowing down, with 2018 expected to see these numbers rise even more.

“In 2018, we expect the demand to continue to increase, with an in turn increase in the number of transactions” says Alejandra. “We also expect the average property prices to continue to increase as well – we estimate a 5-10% rise in Mallorca, in comparison with 2017.”
