Fenton Whelan are launching London’s £500 million (GDV) Park Modern, a 190,000 square feet luxury development facing south over Hyde Park and Kensington Palace Gardens.

Park Modern will deliver 57 one to six bedroom residences, including spectacular lateral apartments, three trophy penthouses, mews houses and 30,000 square feet of 5-star hotel style amenities including a concierge, resident’s lounge, signature restaurant and cafe, porte cochère with valet parking, and a wellbeing floor with a 25 metre pool, gym, spa, cinema, and treatment salon.

Park Modern is located on Bayswater Road, at the entrance to Queensway, providing front row views over Hyde Park and Kensington Palace Gardens. The contemporary design by architect Lee Polisano of PLP Architecture represents Hyde Park’s finest park-side architecture to date.

Park Modern is London’s first virtual super-prime launch, with invited guests joining from all over the world. The launch event has been produced in the style of a Netflix documentary film, combining previously unseen state-of-the-art animation of the completed Park Modern, alongside stunning aerial footage of Hyde Park.

Park Modern provides luxurious accommodation on nine floors, offering generous ceiling heights and floor-to-ceiling glazing opening onto private terraces, giving residents a front row view of the park and city skyline. The fluid, modern architecture has a wave-like façade designed to maximise the views over the ‘green sea’ created by the adjacent trees and park.

Park Modern has the luxury of its own exclusive porte cochère with valet parking from the covered driveway opening onto a double-height lobby spanning the entire depth of the building. The main entrance features grand full height doors bordered by stone piers with bronze trims.

The lobby has a 13 ft (4m) high coffered ceiling, stone columns, marble slab flooring with contrasting borders and bronze inlay, a custom design concierge desk, two lounge areas and lift lobby areas finished in stone and bronze. A resident’s lounge and library compliments the 6,200 square feet signature restaurant and café. Below ground the wellbeing floor has a 16 sofa seat cinema, a glass walled gymnasium and an adjoining spa and leisure suite with an 82 ft (25 metre) swimming pool and jacuzzi, bordered by leisure decks with loungers, steam room, sauna, treatment room and salon.

Park Modern’s south facing aspect provides sunrise to sunset views over Hyde Park. The 52 apartments, three penthouses and two mews houses offer a creative mixture of floor plans with sizes, layouts and features to match every lifestyle.

The one and two bedroom apartments are up to 1,600 square feet in size, on the first to fourth floors, featuring floor to celing glazing with all the parkside apartments opening onto outside terraces. The kitchen/breakfast rooms are designed to be either open or can be fitted with pocket doors so that they can be enclosed when required. In the parkside two bedroom apartments both bedrooms have luxurious ensuite bathrooms with the principal suite having a walk-in dressing room.

The three and four bedroom apartments, up to 3,000 square feet in size, are on the fifth to seventh floors providing generous reception rooms opening onto large terraces, family kitchen/breakfast room and principal bedroom suite with walk-in dressing room and bathroom fitted with bookmatched marble.

Three penthouses on the 8th and 9th floors provide 16,500 square feet of living space and 5,600 square feet of private wrap around terraces. The 9th floor penthouse is possibly London’s finest residence, with over 7,000 sqare feet of lateral living space completely surrounded by over 2,400 square feet of terracing. Views include Kensington Palace, Royal Albert Hall, the Shard and the City of London skylines.

Features include  3m plus high ceilings, three large reception rooms, a principal bedroom suite with two walk-in dressing rooms and a two master bathrooms, five further bedrooms all with ensuites and a staff studio. Every apartment features full height doors, custom design kitchens with Gaggenau appliances, bespoke joinery including built-in wardrobes, shelving and cabinets, Villeroy & Boch washlets, comfort cooling and underfloor heating and data infrastructure for home working and entertaining.

Another key benefit of Park Modern is the £18 million plus in public contributions agreed between Fenton Whelan and Westminster City Council which include new twin Royal Park gates and landscaping providing a magnificent new pedestrian gateway into Kensington Gardens, located directly opposite Park Modern, alongside investment in improving pavements, street lighting and landscaping in the area. The developers are providing an £11 million contribution to affordable housing for London residents.

Fenton Whelan has already achieved forward sales for all of the first phase release of residences in the development at a record price for homes on the Northern boundary of Hyde Park. The main launch of Park Modern is now taking place with the second phase release of residences including the upper floor apartments and penthouse collection.
