South Bank: Where Luxury Meets Waterfront Living

One of the latest developments in TCI, the 31-acre South Bank Resort and Marina is home to Turks’ first-ever man-made lagoon.

Balancing Dreams with Feasibility

South Bank's design was not just about realizing a client's vision; it was also about embracing the technical feasibility of the project. The aim throughout the design process was to strike a balance between functionality, cost-efficiency, natural aesthetics and environmental sustainability. Results from the coastal process numerical modelling helped to guide the development of designs for various south shorelines, entrance channels, marina edge and inland lagoon options. Budgetary cost estimates were prepared for each design along with “pros and cons”, constructability, and environmental impacts so that informed decisions could be made along the way.

The main coastal and marine engineering components of the design include a swimming lagoon with two islands, each with beach areas for lounging, private berthing slips for select residential units, a marina with pile-supported timber dock, access and entrance channels and a southern shore edge treatment with two perched beaches, sloped swimming beaches and the required protective/ retaining structures.

The new development represents a significant upgrade of the former Caicos Marina and Shipyard, which is now The Marina at South Bank. This marina facility features 54 new slips accommodating boats with up to 2.4m draft and 50m length.

A Lagoon of Luxury

Excavation works for the project began in 2020, ushering in the creation of a picturesque swimming lagoon with two inviting lounging islands. The inland waterway was designed to seamlessly connect to the ocean, ensuring optimal circulation and water quality. The lagoon beaches slope gently, enveloping Malibu-styled raised decks and pools that grace the beachside homes, creating a harmonious blend of serenity and luxury.

Clad with granite sourced from Puerto Rico, this stone structure will gradually take shape in the coming months, setting the stage for the creation of the perched beach.
