London Meets Manhattan-Style

Bringing the iconic style across from across the pond to London, The BeCa has launched for sale with Knight Frank appointed as global agents. The £130m tower is first phase of Avanton’s £730m Old Kent Road Masterplan

Leading London investor-developer Avanton has recently launched THE BeCa for off-plan sales; developed in a joint venture with Housing Growth Partnership, and with Knight Frank appointed as global sales agent, the striking £130 million (GDV) tower will bring chic loft-living to Old Kent Road, as the first phase of Avanton’s consented £730 million Ruby Triangle masterplan.

Inspired by Manhattan’s iconic Tribeca neighbourhood (originally written TriBeCa) and with architecture by award-winning Farrells, THE BeCa is an 18-storey red brick tower providing 170 private sale apartments, a mixture of studios, one- and two-bedroom apartments. As the first opportunity to invest in this scheme, Avanton has released an initial collection off-plan, with prices starting from £440,000 for a one-bedroom home.

To launch sales, Avanton has commenced a digital advertising campaign, with nearly 20 apartments sold off-plan to UK investors with values ranging up to £900 per square foot Alongside this, Avanton is undertaking its first overseas sales exhibitions since before the Covid-19 pandemic, with the next to be held 16th – 18th June (The Langham Hotel, Shanghai). Construction is well underway, with a marketing suite and show apartment to launch next Spring. The first residents are due to move in late 2024, with site completion scheduled for Q1 2025.

THE BeCa and the Ruby Triangle masterplan form a key part of the area’s ongoing regeneration and a prime investment opportunity. Old Kent Road is set to undergo monumental transformation into a new ‘city’, with 20,000 new homes, 10,000 jobs, alongside retail, office and leisure space and public landscaping with a combined GDV of £10 billion, as a designated Opportunity Area. Many of the area’s low-rise retail and warehouses are being replaced with striking new towers, design-led schemes offering a new vibrant area for Londoners to call home. As one of the first schemes coming to life, THE BeCa is a chance for both investors and owner-occupiers to secure their homes ahead of predicted value increases as the area’s development progresses.

Set on a 1.6-acre site, THE BeCa will provide 262 design-led homes, with 40% of these being affordable, with high quality specification, state-of-the-art residents amenities and 22,195 square foot commercial space on the ground floor which will include a gym. The red-brick architecture is inspired by The Sterling Mason building in New York, a former coffee warehouse from 1905 that has been artfully restored into a luxury scheme by architect Morris Adjimi. It’s this fusion of industrial and modern that has inspired THE BeCa’s loft-style living, with details to include exposed concrete walls, brushed steel finishes and industrial elements throughout whilst maximising natural light.

Exclusive resident amenities will include dedicated porter service, co-working space, and a games room. Every home will have a private balcony as well as access to three landscaped rooftop gardens offering panoramic views over the London skyline. Knight Frank highlights that having outdoor space of this kind remains extremely important post pandemic, as buyers look for homes with longevity.

As one of the largest investors in the area, Avanton’s masterplan will bring extensive public realm and amenities to the area. The consented Ruby Triangle will provide over 1,400 homes on a circa 5-acre site, alongside 150,000 square foot of commercial space, with a combined GDV of £730 million. The residential towers, between 17 to 48 storeys in height, are designed around a central park and complete with sports hall, gymnasium, retail units and workshops. The homes will be a mixture of private sale, affordable and Build-to-Rent units complemented by trendy lifestyle amenities and thoughtful landscaping.

Each home at THE BeCa will benefit from a high specification with fully integrated European appliances, thoughtful design to maximise light and flexibility of space. To the bathrooms, red tiling will recall the tower’s striking red brick design, whilst raw concrete and exposed brick detailing will help make industrial statements throughout the homes. The development is looking to achieve BREEAM “Excellent”.

Borough is 15-minutes by bike, and South Bermondsey is 15-minutes by foot. The proposed Bakerloo Line extension would see one of the two new stations right by the Ruby Triangle masterplan, perfect for residents.
