London Luxury Flat Sales Fall By £3.1B Since 2023

28.10.26

London’s luxury apartment sector has reached a defining crossroads. After a feverish post-pandemic run that saw international wealth deploy billions into the capital’s high-rise skylines, transactional velocity in Prime Central London has dropped precipitously.

New market analysis by luxury brokerage Beauchamp Estates, tracking apartment transactions above £5 million between January 2022 and September 2026, reveals that sales volumes across the capital’s lateral homes have fallen roughly 80% from their 2023 high-water mark. In that banner year, high-net-worth buyers acquired 369 luxury apartments worth a cumulative £3.8 billion. Over the first nine months of 2026, by comparison, just 72 prime apartments changed hands, bringing in £692.9 million—a £3.1 billion contraction in total capital turnover.

Yet behind the stark retreat in transaction numbers, the data reveals an asset class that is splitting rather than sinking. Values have held firm at an average of £3,038 per square foot, and buyers are still spending heavily—only now they are bypassing generic developments in favour of two distinct extremes: independent freehold townhouses or elite, fully serviced branded residences.

The steepest contraction has hit the speculative new-development sector. In 2023, developers sold 208 newly built luxury apartments totaling £2.56 billion. Through the third quarter of 2026, that figure collapsed to just 28 sales worth £322 million—an 87% plunge in new-build volume.

This drop is not simply a matter of vanishing buyers; it is equally a supply-side freeze. Strict planning conditions across prime central boroughs, steep development financing costs, and prolonged Land Registry processing times have choked the delivery of fresh lateral schemes. At the same time, the broader geopolitical climate, high borrowing rates, and the dismantling of the UK's non-domiciled tax regime have prompted international purchasers to pause, review their portfolios, and negotiate aggressively.

Lifestyle preferences have also undergone a visible rethink. The recurring overheads of modern prime developments are facing greater scrutiny from family offices. Annual service charges in top-tier apartment buildings now routinely run between £18 and £22 per square foot. For an 8,000-square-foot lateral penthouse, that equates to a recurring holding liability of more than £150,000 every year—before local taxes and council charges. As a result, discretionary domestic and international buyers have rotated toward period freehold houses and mews homes that offer private gardens, multi-level privacy, and complete autonomy over running costs.

Where apartment transactions are closing, the market has bifurcated dramatically around hospitality brands. Rather than taking on unbranded secondary schemes, super-prime capital has gravitated toward turnkey developments backed by premier hotel operators. Addresses such as The OWO Residences by Raffles in Whitehall and 20 Grosvenor Square by Four Seasons in Mayfair are securing sale values between £5,000 and £7,500 per square foot—representing price premiums of up to 150% over unbranded equivalents.

Mayfair remains the epicentre of this top-tier capital concentration. Across the survey period, Grosvenor Square alone generated £1.26 billion across 97 transactions, averaging nearly £13 million per residence and recording a peak sale of £75 million. Knightsbridge followed with £609 million in sales, while Bayswater’s regenerated Queensway strip made significant inroads, punctuated by a £57 million penthouse sale at Park Modern.

Across London’s prime areas, regional character continues to shape pricing. Mayfair leads the city on capital density, averaging £4,180 per square foot, followed closely by Belgravia and Knightsbridge where values regularly exceed £3,000. For buyers seeking relative scale, second-hand apartments across Kensington, Chelsea, St John’s Wood, and Bayswater are trading around £2,500 per square foot or lower, offering value-conscious investors a rare entry window while prime developments remain constrained.

London’s £3.1 billion drop in luxury apartment turnover does not signal a retreat from prime British real estate. Instead, it marks the end of blanket pricing for standard high-spec flats, as private wealth sets an increasingly high bar for what truly qualifies as luxury.
