Author King’s Cross is the new collection of 182 rental homes in the King’s Cross estate: providing design-led apartments, state-of-the-art residents’ amenities and services with landscaped communal spaces and exclusive benefits, recently unveiled by Related Argent. All set within one of London’s most connected, sought-after locations, Author King’s Cross is the estate’s only Build-to-Rent (BtR) offering and will set a new benchmark in quality and service, with a dedicated in-house team.

Located at 180 York Way, Author King’s Cross comprises three contemporary buildings ranging between three and 16 storeys, centred on a landscaped courtyard garden designed by Urban Fabric. Related Argent has worked closely with leading architectural practices David Morley Architects, Feilden Clegg Bradley Studios and Haptic to give each building a distinctive style. The homes are a mixture of one-, two- and three-bedroom apartments with many benefiting from a private balcony.

Inspired by boutique hotels, the ground floor amenity space designed by Conran & Partners is an engaging, relaxed space created as a seamless extension to the exceptional homes. There is a double height lobby to welcome residents with elegant Tom Dixon cone lighting above the reception desk. Throughout the space is a balance of bespoke timber panelling, industrial concrete elements and metal detailing capturing the urban nature of the area. The spaces are finished with bespoke artwork and extensive planting to bring the outside in.

The amenities support both healthy living and creativity, providing residents with everything they could want on their doorstep. The multiple residents’ lounges have striking timber-lattice ceilings, with plush furnishings and sustainable materials. ‘The Nook’ offers cosy seating booths, ideal for home working, whilst the bright garden kitchen opens onto the courtyard.  The Fitness Centre offers the latest Technogym equipment, with a studio room for yoga/meditation and personal training. There is also a crèche, snug screening room with popcorn machine, private dining room and coffee and wine bar, alongside pet-friendly amenities including a pet wash.  For transport, there is secure bicycle storage and car parking spaces with electric charging.

The design-led, fully furnished apartments offer the highest specification and energy-efficient appliances.  The floor-to-ceiling windows let in an abundance of natural light to the homes, with timber flooring throughout. The bespoke Omega kitchens have black stained timber-veneered doors and a white granite splashback, with integrated Samsung appliances (fridge/freezer, dishwasher, washer/dryer), SMEG undercounter fridge, induction hobs and dual ovens. The bathrooms are monochrome, offering sleek, marble-style tiling and a mirrored vanity for storage. Each apartment offers an open-plan living and dining area, and fitted wardrobes to the bedrooms, with ottoman beds for further hidden space.

The apartments are furnished by David Phillips, with the curated scheme titled ‘Urban Sanctuary’ to balance bold colours with cosy furnishings and Nordic-style furniture for a timeless finish. There is a warm colour palette of blue, taupe and grey to the one-bedroom, and navy, orange and cream to the two-bedroom show apartment.

The onsite Related Argent team, led by a General Manager, will support residents with services such as laundry and cleaning and in-home delivery service along with building maintenance response within 24-hours and excellent hospitality. The team’s uniform is inspired by five-star hotels, and the concierge service is available 24 hours, 7 days a week.

The site has been developed in partnership with the King’s Cross Central Limited Partnership (KCCLP), the freehold owner of the King’s Cross estate. KCCLP brings together pension fund AustralianSuper, clients of the international business of Federated Hermes and Argent investors.

Related Argent has plans to deliver 3,000 BtR homes in three vibrant locations of King’s Cross, Tottenham Hale and Brent Cross Town. The homes at Author King’s Cross will be ready to move into later this summer, with prices from £3,045 (pcm).
