Albania has emerged as a compelling destination for international tourism and investment. Julia Millen speaks with Klarita Zoto Marketing Manager at Green Coast, about how the project is redefining luxury development along the Albanian Riviera.
Beyond its striking natural beauty, Albania is pursuing a clear vision for an integrated tourism economy supported by high-quality real estate. As global investors increasingly seek destinations that balance sustainable tourism with long-term financial returns, Green Coast has played a pivotal role in placing Albania firmly on the Mediterranean map.
Backed by an investment of €1 billion, Green Coast has become a landmark project for coastal development, acting as a catalyst for economic growth and attracting significant foreign interest. Stretching across 1.5 kilometres of coastline and incorporating 70,000 square metres of green corridors, the development has set new benchmarks in a market where demand for beachfront living continues to rise. Around 40 per cent of buyers are international, reflecting the project’s strong global appeal and a well-diversified investor base, supported by accessible financing options for non-residents.
Green Coast also challenges the traditional seasonality of resort destinations. Rather than operating solely in the summer months, it offers a broad range of services and amenities year-round, fostering a vibrant and active community. Since the completion of its first phase in 2019, the project has gained recognition not only for its innovative concept but also for the substantial rise in property values from construction to completion. The second phase, launched in 2022, continues to progress steadily across all areas of the site.
A major milestone was reached in the first half of 2025 with the opening of the Green Coast Hotel MGallery Collection, part of the Accor Group. As the first 5+ star hotel on the Albanian Riviera, it set a new standard for luxury hospitality and positioned Albania among premium Mediterranean destinations.
The launch of the third phase has further expanded the offering, introducing a wider range of properties — from functional apartments aimed at new investors to exclusive villas designed for more discerning buyers. Personalised furnishing options streamline the move-in process and enhance the overall ownership experience.
More than a residential development, Green Coast is being shaped as a complete lifestyle destination. Carefully designed public squares, recreational spaces and social hubs encourage interaction between residents and visitors alike, including the Beachfront Promenade, the La Vista Lifestyle Centre and the Galeria by TEG shopping centre.
Financially, the project demonstrates strong and sustainable growth, with property values increasing by three to four times since initial sales. Set in one of the most breathtaking locations along the Albanian Riviera, Green Coast offers a compelling investment proposition: a contemporary seaside residence, access to a professionally managed rental programme and long-term capital appreciation.
Conceived as an integrated destination, Green Coast seamlessly blends modern architecture with environmental sensitivity. Green corridors, terraces and landscape-led design sit alongside five-star hospitality, year-round services, exclusive events and the Riviera’s only shopping and lifestyle centre. Together, these elements establish Green Coast as both an elite Mediterranean destination and a secure, future-focused investment.
