Breaking ground in Marylebone

Concord London has broken ground at its highly anticipated development Marylebone Square, a mixed-use scheme in Central London on the site of the former Moxon Street carpark and the last whole city block in the W1 postcode to be developed. The development has been well received with more 40% of the apartments already sold.

The ground-breaking was marked by an official event involving the Lord Mayor of Westminster, Jonathan Glanz, who toured the site with Chris Murray, Managing Director of Concord and Cliff Thomas, Managing Director of Kier Regional Building London & the South East.

Cllr Karen Scarborough and Cllr Robert Rigby from Westminster Council were also in attendance in addition to Michael Bolt, Chair of the Marylebone Association.

This was followed by a live global webinar and virtual Q&A with media and key stakeholders.

Designed by award-winning architect Simon Bowden of E8 Architecture, Marylebone Square is a contemporary interpretation of a classic London mansion block, built for today as it promotes healthy living through a unique central courtyard. Simon Bowden explains: “In response to current health concerns including, COVID-19, the design of the courtyard offers residents clear benefits, with a plentiful flow of fresh air through the five storey high volume, much greater room to move around and natural sunlight entering through the roof.’'

Additional features by Concord’s global Bio Space initiative have been introduced in light of Covid-19 including touchless entry right up to the front door, elevator e-call from mobile devices and common area and elevator cab HEPA filtration.

Peter Webb, Senior Vice-President Concord Pacific Developments Inc comments: “Marylebone Square’s courtyard’s thermal generation of air flow together with our global bio space measures makes it a truly sustainable response for future residents. It’s the first of Concord’s four developments with these measures that we will be releasing globally.

Lord Mayor of Westminster, Jonathan Glanz comments: “I am pleased to see this site being put to good use, the Farmer’s Market and other community events in Marylebone Square will be beneficial to Marylebone and the West End as a whole”.

Chris Murray, Managing Director of Concord London, said: “We are thrilled to begin construction on this anticipated scheme which will only complement the current community feel that Marylebone is so famous for. We thank the Lord Mayor of Westminster for taking part in our official ground breaking ceremony, making this a truly special milestone for Concord London and the wider community.”

The 25,160m² use development will comprise of 54 private sale homes across five storeys, with the ground and lower ground floors providing retail and rrestaurants and community. Lower basement levels will include private and public parking and plant space for residents.

The scheme is unique as it takes on a local Marylebone approach at every level. The development will pay homage to the sites history by hosting the famous Marylebone Farmers’ market in the new double-height community hall, set inside the development every Sunday, with the hall being available for use by the wider community throughout the rest of the week.

The project is scheduled for completion in 2023 with Kier as the appointed contractor.
