New homes at Bath’s Holburne Park take shape with over half first phase sold

The first phase of homes at Bath's Holburne Park are rapidly taking shape, with over half already sold to people keen to be part of the new community being created on the edge of the city.

Eighteen of the 32 private homes for sale in the initial phase of the classically-styled development have been snapped up since they went on the market earlier this year. A wide range of people have been attracted to the new neighbourhood, with homes selling to professional couples buying their first home together, families with children, newly-retiring downsizers and people ranging in age from their 20s to their 70s.

Over the past few months, the site at Holburne Park has been rapidly transformed from bare earth to a stage where the first new homes are appearing out of the ground.

After demolishing the former MOD buildings and completing earthworks to shape the layout of the site at the start of the year, work began on installing the infrastructure, including putting in drainage, building new roads and laying the foundations for the new homes.

By the end of April, the main structure of the new homes was erected and now the roofs of the first houses are being tiled with slate. Soon, work will start on the Bath stone walls, with local stone being specially cut and delivered from Hartham Park Quarry, just outside the city. The first homes are on track for completion in the autumn.

Francis Firmstone, director of developers Hardrock Developments, said: "It's great to see our vision for Holburne Park start to come to life and you can really begin to get a feel for what we're creating here now, as the houses take shape.

"The first time we saw this site, we knew it was in a very special location and it seems that others share our view. It was always our intention to create a balanced neighbourhood here, with a strong community feel and it's heartening to see the range of people who've decided to make this their home."

Holburne Park has attracted strong interest from potential buyers, both from the Bath area and much further afield, with people from Surrey, London and even Hong Kong deciding to have a home in the new development.

Some families with children are moving to be close to the excellent primary school next to Holburne Park, or the secondary schools close by, whilst others like the idea of the low maintenance that comes with a new-build home.

Holburne Park is set in a secluded location on Warminster Road, above Sydney Gardens and bordering the picturesque Kennet and Avon Canal. Surrounded by greenery and big open skies, with expansive views, yet a short, gentle stroll from the vibrant city centre, these new homes will have timeless appeal, honouring Bath's distinct character but designed for modern living.

A local in-house designer is overseeing the creation of these individually-designed homes, fine tuning their appearance and ensuring each one makes the best use of the space and layout.

The facades of the homes are made of locally-sourced Bath stone and natural materials with bespoke detailing. Many of the homes feature flexible living spaces as well as formal living rooms, open plan designs and garages or parking spaces.

Phase One of Holburne Park consists of a mixture of two to four-bedroom terraced houses and apartments set among landscaped, tree-lined grounds and there are currently five 3-bedroom and nine 4-bedroom properties remaining for sale, with prices starting at £545,000 and £900,000 respectively.

Overall, 61 homes are being built in the initial phase, including both private sale homes and affordable homes.
