Spain’s luxury real estate market continues to be a favourite safe haven for global investors, but sales at the absolute top end remain concentrated in a small group of highly desirable regions.
According to recent industry data, multi-million-euro home purchases are overwhelmingly clustered across four main areas: Madrid, Andalusia, Catalonia, and the Balearic Islands. While local buyers keep urban centres active, international investors are driving record activity across prime capital postcodes, sunny coastal retreats, and exclusive island compounds.
Leading the nation by a wide margin is the Community of Madrid, which recorded more than 1,300 large high-end home transactions. Unlike seasonal beach destinations, Madrid operates as a vibrant, year-round economic magnet. International executives and global buyers are snapping up lateral historical apartments in central neighbourhoods like Salamanca and Chamberí, while families seeking expansive space favor multi-acre detached estates in northern suburbs like La Moraleja and Pozuelo de Alarcón.

Andalusia holds second place with over 640 sales in the seven-figure tier, powered almost entirely by the Costa del Sol. Málaga province alone accounts for more than 500 of these regional sales, anchored by international hot spots like Marbella, Benahavís, and Sotogrande. Wealthy buyers from across Europe, North America, and the Middle East are drawn here for climate stability, world-class golf courses, and gated compounds along the famous Golden Mile.
In Catalonia, 530 properties crossed the million-euro threshold, split between cosmopolitan city living and historic countryside retreats. The vast majority of these sales took place in Barcelona province, where design-focused buyers target historic apartments and penthouses in Eixample and Pedralbes. Meanwhile, along the nearby Costa Brava, high-net-worth buyers favour restored stone country houses and private cliffside villas in coastal towns like Begur.
Rounding out the top group are the Balearic Islands, which logged roughly 400 large luxury home sales.
Despite the natural physical limits of island geography, Mallorca and Ibiza continue to command incredible pricing power. Strict local environmental protections make new coastal developments virtually impossible to build, ensuring that existing estates in locations like Port d’Andratx and Son Vida retain their deep long-term value.
Ultimately, Spain’s high-end property market rewards location above all else, with Madrid delivering steady year-round liquidity and the coastal regions providing an unmatched Mediterranean lifestyle.
