Simply Perfect, has just listed a property in the little-known West Coast hamlet of Churchhaven for sale at ZAR22 million (approx GPB 1.16 million / USD 1.49 million). With four bedrooms and an erf of 400m2, Yellowwood Cottage is – at the time of writing – likely to be the most expensive in the country, per m2.
David Untiedt, co-founder of Simply Perfect says Churchhaven’s extraordinary property prices are largely due to the relative isolation and unique lifestyle. “There is no village quite like this in South Africa,” says David. “Because of its location, tucked deep in the West Coast National Park, it offers a number of attributes you simply can’t find elsewhere, including seclusion, unspoilt beauty and an abundance of wildlife.”
Despite the park entrance being only 88kms from the fast-growing metropolis of Cape Town, Churchhaven is indeed off the beaten track. The entire village is eco-friendly and off-grid, with no municipal supplied services and all electricity is solar-generated. Entrance is via the National Park only, which means no entrance at night, and strict security measures.
What homeowners probably appreciate the most,” says David, “is the fact that Churchhaven’s location within a conservation area means there are strict limits to any further development, both within Churchhaven and on the opposite bank of the lagoon, as well as design guidelines based on orignal West Coast architecture to ensure a consistent style in keeping with tradition and size of abode in the hamlet.” According to David, this makes an available property in Churchhaven a rare and unique find. “There are not many places in the country where you can be sure you won’t wake up one morning to find construction beginning on a monstrosity of a house or apartment building nearby,” says David.
Of the high asking price, David says the eco-conscious Lennard & Lennard-designed cottage, the warm water of the lagoon, the seclusion and co-existence with nature are all major drawcards, along with excellent return on investment potential. “Obviously a buyer will also be interested in the return on investment – and there’s no doubt that Churchhaven is an investor’s dream.”
Since 2004, capital growth in the property values in the village has been phenomenal, with a 3 000% increase in prices.
