Watch House, Soho

06.10.20

Hidden behind a discreet entrance off vibrant and bustling Berwick Street, Watch House is a collection of just twelve new private residences for sale in the heart of Soho.

Watch House is located on historic Berwick Street at the junction with Peter Street in Soho. The twelve residences present an incomparable opportunity to live in the most eclectic and cosmopolitan area of London.

Soho is a great place to find live entertainment, food and pulsing nightlife. While selected redevelopment is bringing brought the area historically associated with entertainment and more clandestine pleasures up to date, it still retains an intriguing edge and a 24-hour culture.

The Watch House residences have meticulous design and luxurious finishes. Each new home has brick slip feature walls, the rawness of the principal materials contrasting with luxurious finishes including Buster + Punch brass handles, and wide-plank engineered oak flooring. Ten of the apartments have private outdoor space off the living area or principal bedroom. The duplex penthouse features 1,023 sq. ft landscaped terraces on both floors, providing expansive views.

The name of the development, Watch House, is a nod to the 17th century, when Soho became an important settlement of French Watchmakers, popularly known as Huguenots. They fled religious persecution in France and settled in the area, which over the ages became known for its craftspeople and later its creative and nonconformist spirit.

Edward Jones from Watch House developer PMB, comments: “Soho has a more eclectic mix than any other part of London, there are workplaces, entertainment and you can eat virtually any kind of food at any price range. People are attracted by Soho’s reputation and its energy. We wanted to provide homes that were at the cutting edge of design and luxurious yet would appeal to the kind of people to whom Soho speaks.

“The vision for the development was to take an obsolete building and create something beautiful that would add aesthetically to the streetscape. We are really proud of how well the design vision has translated into reality.”

“Watch House will appeal to people who work in the West End or nearby and love the vibrancy and variety of Soho. Perhaps those for whom Mayfair or Belgravia is a little too conventional. And overseas buyers wanting to jump into the beating heart of creative London and have proximity to places to work, learn, shop and play.”

Samuel Aston from residential sales agent CBRE, comments, “Residential is always in high demand and short supply in Soho, because there are very few opportunities to develop new homes. It’s a welcome and timely move by Watch House developers PMB to introduce these private residences with exceptional design and finishes.

“Interest in the larger one-bedroom apartments at Watch House has been particularly high. These apartments have optimised layouts with space for a desk in the main living area. Understandably, having a space for home-working has shot up people’s property search preferences this year. All apartments have floor to ceiling windows looking onto Soho for fantastic views and an incomparably cool backdrop on video calls.

“With prices from £850,000 and a projected rental yield of nearly 4%, the Watch House apartments are an attractive proposition for investors. The pipeline of future residential supply in Soho is incredibly restricted, and continuing demand in central London, and Soho in particular, are good indicators for long term capital growth and rental returns.”

“PMB and other local landlords take a long-term view and maintain Soho’s appeal by selecting occupiers that enhance the area, along with carrying out selective redevelopment to ensure capital growth continues to build over time. While Soho is extremely well-served for workplaces, restaurants and entertainment, it’s also got the iconic shopping destination Carnaby Street, which links up with Oxford Street in the north, and is in easy reach of major employers in Westminster and the City.”

Watch House developer PMB has contributed to the regeneration of Berwick Street, introducing new retail and a hotel. Berwick Street retains its popular market, which was established in the 18th century, making it one of the oldest in London.

To the south of Berwick Street, just yards from Watch House, Walkers Court has been regenerated by West End landlord Soho Estates. The mixed-use redevelopment includes Soho’s hot new theatre, bar and restaurant, the Boulevard Theatre, which opened in 2019.

Completed and ready to move in, the new homes at Watch House can be viewed in person by appointment, and further information and virtual viewings are also available.
