In the global prime property market, a few select destinations dominate high-net-worth investors’ wish lists – from Star Island in Miami Beach to Hudson Yards in Manhattan. However, new data suggests one ultra-exclusive London street is outperforming all but the super-elite – and by a significant margin.
New research has ranked Kensington Palace Gardens as the UK’s most prestigious residential address – and placed it third globally in a league table of prime neighbourhoods when ranking by average property price per square metre.
With an average property value of £43,197 per square metre Kensington Palace Gardens far exceeds London’s citywide average of £16,700. The prestigious, tree-lined street – also known as ‘Billionaires’ Row – lies next to Kensington Palace.
Its price point puts it ahead of other well-known global luxury property locations, including celebrity favourite Star Island in Miami Beach, where properties command £34,324 per square metre. The island boasts A-listers Jennifer Lopez, Madonna, Don Johnson and Gloria Estefan as residents.
Kensington Palace Gardens also out-prices Nassim Road in Singapore, which is home to several foreign consulates and embassy buildings, with properties on the street securing an average price of £23,870 per square metre and Manhattan’s Hudson Yards. This fairly new development boasts attractions, such as the Vessel, Edge observation deck and The Shed on site, with properties in the area securing a price per square metre of £21,601.
