Saddles Sells Out

Abode2 gets the reactions from those involved as Amara property sells out at Shenley ‘Mini Village’ in less than 10 months

London developer, Amara Property, has sold all available units at its Little Saddles development in-between Shenley and Radlett. Ranging in price from £950,000 to £1.35 million, the boutique collection of eight luxury four-bedroom detached and semi-detached houses have been snapped up by a mixture of families and young professionals looking for a spacious home, with generous outside space and within easy reach of central London.

Rutu Buddhdev, Managing Director at Amara Property, said: “To have sold out at Little Saddles ahead of our estimated schedule is a real testament to the quality we have been able to deliver. Launching just as the country came out of a second lockdown in 2021 we knew that our location and sizeable private gardens would be a real draw, however, we were also mindful that we needed to stand out, so no expense was spared with the interiors and the final product was unlike anything else available in the locality.”

Lee Martin, at imagine land & new homes, the lead sales agents for Little Saddles, commented: “Little Saddles is a collection of statement homes that are priced at the top end of the market and appeal to a very specific type of buyer compared to mass market homes, so the sales programme can take a little longer to complete. However, the activity levels have been incredible and to sell out in under a year is a fantastic result and has set a real benchmark for the area.”

Each home at Little Saddles features a unique exterior combining a mixture of red brick, wood panelling and white stucco cladding, which has provided a sense of individuality whilst maintaining a recognisable character for the private gated development.

Providing a sense of peace and security, Little Saddles is within a secure community, with password and remote-controlled front access gates.

Two interior packages, Classic and Contemporary, are available to suit a buyer’s personal tastes and needs. The Classic palette tastefully combines soft light colours with natural material choices, whilst the Contemporary palette provides bold colours with a clean design that is reflective of the bespoke Amara Property style.

The Classic homes feature Graphite and Cashmere shaker-style Hacker Kitchens with Quarts Calacatta Gold stone worktops, grey parquet herringbone style flooring and dark grey internal doors. The bathrooms include black tap and shower frames with marble effect tiling throughout.

The Contemporary homes are characterised by Black Steel and White Matt modern-style Hacker Kitchens with Nuevo Spring stone worktops and grey mirrored splashbacks, Wenge flooring and medium grey internal doors and stone effect tiled bathrooms.

The interior design packaged proved popular with buyers, as revealed by Jay and Sherina Mukhey, who recently completed at Little Saddles.

Sherina commented: “The Amara team gave us various options for the interiors and suggestions for how we could use various spaces in line with their vision for the home. This really appealed to us, as we literally just had to move in with our furniture and add soft furnishings. It’s still very much a work in progress but we are enjoying adding the finishing touches slowly as we see things we like, whilst the Amara design team is always on hand to give us their professional opinion as well, which is a big help.”

Built to be as energy efficient and sustainable as possible, each home at Little Saddles features Air Source Heat Pumps, EcoSlide wood grain windows and underfloor heating throughout.

Located just off Radlett Lane, Little Saddles is on the outskirts of Shenley, a picturesque village in Hertfordshire, just under an hour from central London.
