Property of the Week

The final collection of homes has been released at sought-after development Hope House on Lansdown Road in Bath. Located a short walk from the city centre, the historic Georgian mansion has been transformed into luxury apartments, with the scheme offering 58 converted and newbuild apartments and townhouses. Following sales success with just five homes remaining in total, developers Galliard Homes and Acorn Property Group have now released the listed building for sale where there are just three homes available.

Set in six acres of parkland, with a formal lawn and residents’ tennis court, Hope House offers a wonderful mix of city living and countryside calm; residents are a short walk from Bath’s centre for independent shops and restaurants, whilst also enjoying the tranquillity of the landscaped grounds for relaxing, picnics and sports. Many buyers are drawn to this location’s balance between lifestyles, as COVID-19 has shifted buyer priorities; having the beautiful outside space on offer at Hope House is a key attraction for many whilst also being close enough to enjoy all local amenities.

This last collection of homes offers refined luxury living; there are three apartments available in the listed building, alongside two apartments in the stylish newbuild portion of the scheme. Each home has beautiful proportions and lots of natural light, finished to the highest standard throughout. Every home benefits from use of the formal lawn, the ultimate outdoors entertaining space with the backdrop of the grand Georgian mansion like a scene out of hit Netflix show Bridgerton.

Amongst the final apartments are two elegant Show Homes in the listed building showcasing the lifestyle on offer. One Show Home has interior design by Lambart & Browne, offering a stunning dual aspect kitchen and reception room with an elegant curved quartz stone island. The interior design offers sophisticated blue, grey and metallic hues, with each principal room benefitting from the large bay windows overlooking the formal lawn. The other Show Home is a penthouse at the top of the listed building with spectacular views over the entire development and towards the city.

Of the final collection, there are three 2-bedroom apartments and two 4-bedroom apartments available, offering the last chance for buyers to secure their dream home at Hope House either as a primary residence or second home. Buyers so far have been a mixture of families, downsizers and first-time buyers.

Robin Squire, Regional Managing Director of Acorn’s Bristol office says: “We are delighted to release the final collection of homes for sale at Hope House, a project we are very proud of. The Georgian mansion has been carefully restored and transformed into new homes, and the new-build element has been thoughtfully designed to match the historic elements, making for one wonderful, grand scheme. Our scheme is now brought to life, with people drawn to the wonderful mix of city living and countryside quiet; Hope House ticks both boxes in a refined way.”

George Baffoe-Djan, Head of Galliard’s Western Division says: “Following strong buyer enquiries despite the challenging year we’ve all experienced, we are delighted so many buyers have found their dream home at Hope House. The final collection release has been highly anticipated and we are proud to showcase the elegant homes on offer. Our buyers are finding Hope House offers calm tranquillity whilst also being very well located for enjoying the amenities of Bath’s centre. Given the scheme’s rich this is a fantastic opportunity to reserve one of the last homes available.”

Hope House is the transformation of a Georgian stately home originally owned by Hon. Charles Hamilton, the son of the 6th Earl of Abercorn, built in 1781 for his family. Charles Hamilton was England’s first commercial vintner who produced a renowned sparkling wine in Surrey; he used his vintner fortune to buy and build Hope House. Over the following years the home passed between aristocratic families as a beautiful mansion, before eventually became Bath High School in 1926, whose alumni includes Mary Berry CBE who learned to cook in the old classrooms.

In a three-year restoration project to bring the scheme back to residential use, Galliard and Acorn worked closely with architectural heritage specialists Nash Partnership to restore the building and transform it into new homes. Honey coloured Bath Stone, sash windows, quality paving and handcrafted metalwork have been incorporated into the new build elements of the scheme, enabling them to complement the listed mansion. Complete with concierge service, the development is set in six acres of parkland which includes a residents’ tennis court, bat hotel, walkways, seating and mature trees.

Prices for the final collection of homes at Hope House start from £795,000 for a 2-bedroom apartment, with the 2-bedroom Show Home penthouse from £1,450,000 and the 4-bedroom Show Home available from £1,750,000.
