A High Demand In Nice

Nice is a beautiful place to live, and the city has been effectively investing in recent years, in the development and improvement of several neighbourhoods. It is becoming a more and more popular destination for not only tourists, but the growing local economy is currently attracting a great number of working people and young first-time buyers, says Thomas Lloze, the Leggett Nice Agency Manager.

2019 is back on track and Leggett have noted that the prices per m² in some districts of Nice, are continuing to rise.

Le Port: a rise of between 8% and 11% since 2017 with its upcoming tramway and bohemian chic feel, is attracting more and more buyers.
La Libération: the new Gare du Sud and its trendy surroundings have been long awaited, together with further accommodation and the "Halle Gourmande".
Today prices are rising at around 7%, with a price per m² of between €5,000 and €6,800. "There are still some great deals to be done…" says Trevor Leggett, Chairman of Leggett Immobilier.
To the East, the Saint-Roch/Saint-Jean-d’Angély neighbourhoods are currently undergoing a major transformation and the same will apply to the Nice Nord neighbourhood, with the transformation of Ray Gorbella… This is the time to invest.

Further South, the Meridia commercial area is expanding, offering luxury residential apartments through major real estate projects.

The hills close to Nice are also extremely popular: Saint-Roman-de-Bellet, Saint-Pierre de Feric and Saint-Aintoine de Ginestière all enjoy stunning views over the Mediterranean Sea. Finding a beautiful home here for less than €500,000, is extremely rare.

"Foreign buyers are often attracted to the coast, or the chic neighbourhoods of Cimiez, Rimiez, Gairaut and Mont-Boron, where there are a number of secure, private domains" says Trevor, "Our top-quality apartments are currently selling for between €7,000 and €11,000 per m², but we should keep in mind that the property market here is fragile."
