The last year has seen a lot of people reassessing their priorities, across all aspects of life, and has affected the way we all live and wish to live in the future. Conor Wilde, Founder & MD, Found Valencia, explains what luxury-buyers are changing on their property wish lists.

Valencia is affectionately known as “Spain’s third city”, and it's this status that is proving attractive with luxury buyers. The city and surrounding areas, located on Spain’s east coast, provide an authentic Mediterranean lifestyle while being connected to a thriving tech and business hub. We’re experiencing a lot of optimism in the air in Valencia. Europe is opening up again and people are taking the opportunity to secure their dream properties in this beautiful part of Spain.

At the same time, we’re also seeing how luxury buyers’ wants are shifting. A lot of these changes are as a result of the pandemic and ensuing lockdowns, though some trends were beginning to happen prior to the last year.

- Demand has increased for turnkey products - There is still interest in existing high end properties, but my team and I have seen a noticeable uptick in requests for turnkey properties and we have adapted the company to supply this. Luxury buyers are looking to have a home built to their own specific requirements, and furnished as per their instructions, prior to moving in. Purchasing this way ensures a bespoke property, with a focus on one off homes, fueled by fibre optic internet up to 1000mb, office/business space, masses of natural light, bigger communal areas (design trends influenced by the pandemic) and removes a lot of stress.

- Fluid layouts for demarcated areas are wanted - Open plan design is still here, but there’s a shift in how luxury buyers want their homes to “flow”. It’s not all about a home office, but about having spaces in a home that are allocated to work and play/relaxation. Spaces can be multi-functional. However, as our working lives move to a hybrid style there is a distinct desire for homes to provide spaces to “switch off”. So the exterior spaces are no longer just “the garden”; they are areas of peace and masses of natural light. Always with the maximum of privacy.

- Smart homes are high on the list of wants - The desire for home automation aligns closely with the increased demand for turnkey properties. That said, there’s a recent shift in the reasons for home automation requests. Luxury buyers are moving from a focus on convenience to a focus on experience and the environment. This is illustrated by home automation moving from security systems to electric car docking stations and energy producing roofs (among other items).

- Wellness spaces are wanted - There’s no doubt that we’re all eager to engage once more with the wider world, but the last year has also caused us to see our homes in a new light. We’re fielding many enquiries for luxury buyers who want wellness spaces incorporated into their properties. This goes beyond indoor and outdoor swimming pools, a spa bathroom and steam rooms. Overall holistic wellness principles are now influencing the design of lighting, water flow, energy efficiency, noise etc. This too is tied into environmental concerns. Luxury buyers are increasingly asking about the eco-credentials of the properties they’re investing in, and this is coming to be known as “wellness real estate”.
