New eco project launches in North London’s Whetstone


Boutique property developer MKM Developments has launched Whetstone Green Apartments, a net zero carbon development with an EPC rating of “A”. Located on a brownfield site of a former church hall in North London’s Whetstone, the gated development offers a total of 20 one-, two- and three-bedroom flats of which 40% are already reserved.

Research, published earlier this year*, reveals that 77% of first-time-buyers, as well as second-steppers, are likely to consider a green home as their next property. 39% of survey participants said it would be a better choice for the environment whilst 35% favour a green home to save money on energy bills. The additional Green Homes Report, published by Rightmove in July, has found that buyers searching for green terms is becoming more popular on Rightmove, with searches for ‘solar panels’ rising from position 500 to 98 in keyword searches whilst the keywords ‘heat pumps’ have risen from 1,000 to 190th position.

Confirming the demand for eco-friendly properties from first-time buyers is MKM Developments. Director Kelly Lemon says: “We have made it a priority from the very start for Whetstone Green Apartments to be a sustainable development. Located a mere 5-minute walk from Whetstone High Street, which has previously been voted one of London’s healthiest High Streets, the apartments have no boilers which equals no fossil fuels. Instead, each residence features Sunamp Thermino ePV – a new generation instant hot water system that replaces the old-fashioned boiler and utilises clean energy from the building’s solar PV panels. It’s four times smaller than a traditional boiler and up to four times more energy efficient.

Equipped with a multi-award winning NexGen infrared ceiling heating system, the flats also benefit from low-cost energy efficient heating, resulting in 64% less carbon emissions compared to traditional systems. It works faster than traditional radiators or underfloor heating, allowing residents to warm a room to the desired temperature in a matter of minutes.

Last but not least, every single room in the apartments also benefits from MVHR (Mechanical Ventilation with Heat Recovery). The system constantly pumps fresh air throughout the home, decreasing toxins and minimising heat losses which eliminates the risk of damp. The building has been specially designed with passive principles to minimise heat loss and retain energy inside the building, which further contributes to lower utility bills.

“Overall, we estimate our residents to benefit from 16% cheaper utility bills compared to other new builds”, Lemon adds. Additional eco-aspects include electric-vehicle charging points, exclusive to residents, and a ‘green roof’ which provides a sanctuary for bees and butterflies.

To further decrease residents’ utility bills, MKM Developments has joined forces with Avande Connect; a specialist provider of affordable smart tech solutions. The team have been involved in the fundamental design of the apartments and have an in-depth understanding of all of the flats’ aspects. This detailed knowledge allows the Avande Connect system to be designed to the buyer’s individual needs. Whilst the comfort and lighting packages are designed to reduce consumption and lower bills and energy usage, buyers can also choose useful add-ons such as home entertainment packages, safety features as well as app-controlled heating systems.

The modern luxuries at Whetstone Green Apartments don’t stop at the smart tech solutions as equal attention to detail has been paid to the flats’ interiors. MKM Developments teamed up with OLIO Design, a young and dynamic interior design studio to incorporate sustainable, yet stylish and hard-wearing, materials. The kitchens are equipped with 20mm thick quartz worktops, full-height mosaic tiled splashbacks, undercabinet LED lighting, undermount sinks, instant hot water taps and Bosch-integrated dishwashers, ovens, microwaves and induction hobs as well as concealed extractors and integrated fridge/freezers.

The bathrooms boast custom-made storage units, sustainably sourced ceramic tiles, backlit mirrors, plastic-free steel enamel bath tubs (fully recyclable), matt-black wall mounted basin taps and concealed matt black bath/shower mixers. Providing the perfect space to unwind from a busy day are the bedrooms which offer comfort with super-soft carpets made from recycled materials as well as plenty of storage space thanks to built-in wardrobes. Each of the apartments’ additional perks include private balconies or terraces, dimmable spotlights throughout, USB sockets, high-speed internet, wiring for Sky+ as well as a 10-year New Home Warranty.
