La Balise Marina is the only IRS real estate development that offers to all its foreign buyers the privilege of living by the sea in Mauritius. The Marina is located in the heart of one of the most sought-after regions of the island, within a natural setting between the unspoilt seaside and the mountains in the authentic village of Black River.
All the freehold waterfront residences of the marina overlook the canals, the docks of the marina or the estuary. They offer direct access to the sea and the surrounding lagoons through the private moorings at their doorsteps. The architecture blends harmoniously the Mauritian inspiration with the contemporary design and creates a space completely integrated in its environment.
“Upon completion, La Balise Marina will comprise of 143 high-end residences comprising 14 villas of approximately 475 m², 73 duplexes on average 210 m² and 56 apartments from 131 to 191 m². Plots of land of 3,000 m² are also available for construction. As at today, 75% of all the residences have already been built and delivered to their owners.” mentions Daniel Col, Real Estate Consultant at Mauritius Sotheby’s International Realty.
“La Balise Marina offers high-end resort facilities. ‘Le Sunset’ is an elegant relaxing area that offers owners and visitors a lounge area, bar, restaurant, an oversized infinity pool, a fitness centre and a spa. Located in the heart of the marina, L'Estuaire is a small shopping centre with an embarkation point to enjoy the nautical activities of the region: scuba diving, deep-sea fishing, catamaran cruises and dolphin watching. A range of marina and boat management services are provided to the owners including boat slipway, boat parking, fuel station and docks. ”
The Mauritian Government has adopted a legal framework for the acquisition of property in Mauritius under the Integrated Resort Scheme (IRS). The scheme allows international buyers to acquire a residence in full freehold ownership. The buyers, their spouse and dependent children, have access to the Mauritian residency permit. The residence permit entitles the property owner to be tax domiciled in Mauritius and benefit from the fiscal advantages: flat tax of 15% for individuals and companies, no tax on: capital gains, dividends tax, inheritance tax, property tax and housing tax.
