Hamilton Grand, comprising 26 luxury residences on the 18th hole of St Andrews’ Old Course, is delighted by today’s announcement from Scotland’s First Minister that people can now take part in outdoor activities including golf as part of wider lockdown easing. The R&A in St Andrews has been working closely with a range of bodies to develop guidance on how golf can be played safely, including no rakes in the bunkers, flagsticks not to be touched, and practice areas to be closed.

During lockdown, we’ve been very fortunate that sales enquiries at Hamilton Grand have continued unabated despite all the golf courses being closed and we have even closed two sales. New research from Hamilton Grand’s property brokerage, Savills, has found that one of the key after-effects of the Covid-19 pandemic may well be a shift in focus away from urban living towards more rural areas of the UK. Even before the pandemic struck, Savills reports that country living was on the rise, with an increase in the number of sales made in more rural areas like Scotland indicative of the nation’s increasing desire to spend more time with family and to reprioritise lifestyle, health and wellbeing. This however, is a relatively new phenomenon; during the property market slump following the 2008 financial crash, urban market values quickly readjusted, and prices fell, whereas the Scottish country homes sector was far slower to respond. As a result, Scottish properties – once a sought-after status symbol – became relatively overpriced and therefore the less attractive option. In the past couple of years however, the pendulum hasswung back, largely due to a readjustment of property values, but also due to the emergence of established trends such as a prioritisation of wellbeing and an increased desire to work from home. The coronavirus pandemic has only compounded this need for wellness and a slower pace of life – as well as underlined the importance of having space and proximity to nature. What is more, the pandemic has called into question the necessity of long daily commutes and face-to-face meetings, making non-city living even more enticing than ever.

In the wake of the pandemic in Scotland, it is expected that the market town of St Andrews will find itself at the forefront of this sentiment, rather than purely return on investment driving purchasing decisions. With a low population of just 16,800, and within easy driving distance of the Cairngorms, it is the obvious choice for people looking to enjoy Scotland’s incredible national parks, while still benefitting from excellent transport links to cultural hubs such as Glasgow and Edinburgh.
