North West London’s area of Golders Green has seen the official launch of The Luxley, a landmark town centre development that is one of the first in the UK to provide luxury living whilst achieving the British Business Bank’s coveted net zero carbon status. Comprising two- and three-bed apartments, three-bed duplexes and a penthouse, each of the nine residences is equipped with an array of eco features and effortlessly combines sustainable living with high-spec interiors to meet the growing demand from discerning, eco-conscious buyers.
The launch coincides with the Government’s latest news* that the UK is now half way to net zero as emissions have been cut by 53% between 1990 and 2023. The homes sector, however, has only seen a 7.2% drop in emissions between 2022 to 2023, suggesting room for improvement.
Mario Minchella, Architect and founding member of the Zero Carbon Partnership, which is behind this project, says: “We all know the problems that our environment is facing and the UK housing sector still has a long way to go to meet the growing demand for sustainable homes. Carbon neutral status, where a build or other project offsets its carbon footprint without necessarily reducing its own carbon emissions, is a great start but it just doesn’t go far enough.
“We need more housing that is designed in such a way that the carbon footprint itself is reduced to the minimum that modern technology will allow and any small residual emission can then be offset. The Luxley proves that this can be achieved and we hope our forward-thinking concept will inspire other developers to follow suit.”
With its EPC rating of ‘A’, The Luxley incorporates carefully selected materials and energy sources but the star of the show is its magnificent 61 sqm living wall. Over a period of one year alone, the green feature is estimated to remove 20.42kg of pollution, stores 471.53kg of carbon and handles 134.57kg of carbon sequestration - the process of capturing and storing atmospheric carbon dioxide to reduce climate change. At the same time, the living wall produces an astonishing 358.68kg of oxygen per year.
“The vegetation also absorbs 50% of sunlight and reflects 30% which creates a cooler climate for residents and minimises the need for air conditioning during the summer months, resulting in energy savings and further reduction in CO2 emission”, Minchella adds.
The development’s additional green features include Air Source Heat Pumps to provide underfloor heating and hot water, photovoltaic cells on the roof, electric car charging points and superquilt insulation, which reflects 98% of radiant heat back into the building. This keeps the apartments warmer for longer during the winter months, dramatically reducing the need for heating. As a result of its extensive eco features, The Luxley has a low CO2 production footprint of only 76,489kg CO2 per year whilst offsetting 77,000 kg CO2 plus additional savings via its electric car-charging points.
Completing the project’s impressive eco credentials are its spectacular, high-quality interiors that support a net zero lifestyle whilst providing an elegant living environment. Each apartment boasts bright, open-plan spaces that merge superior finishes with the latest tech such as KNX Smart home lighting systems with mobile phone control, electric rail curtains and voiles, recessed LED downlighters and USB-C plug sockets to name but a few. To add to the interior’s calming interiors, each of the nine apartments is also equipped with a steam room and jacuzzi baths, allowing residents to fully relax after a stressful day.
Floor to ceiling bi-folding doors, engineered oak wood herringbone flooring and Italian porcelain marble-effect tiles add to the timeless design of each apartment whilst appliances such as Miele coffee espresso machines, Miele wine coolers, Siemens dishwashers and Quooker 4-in-1 tabs make the residents’ daily routine that little bit more convenient.
Located a mere 5-minute walk from Golders Green Underground station, with direct access into Central London via the Northern Line, The Luxley is also just a stone’s throw away from Golders Green High Street which boasts a wide selection of shops and eateries. Last but not least, residents benefit from the area’s choice of highly-rated schools as well as green spaces such as Basing Hill Park at the bottom of the road which has been labelled one of Barnet’s ‘premier parks’.
With two residences already occupied, interested buyers can still choose from The Luxley’s remaining three-bed apartments, three-bed duplexes as well as the breath-taking penthouse with prices ranging from £1.45m to £2.95m.
