Golden Postcodes in England and Wales Revealed

Latest industry analytics has crunched house price data to come up with a list of “golden postcodes” across England and Wales – regional enclaves with the highest property values per square foot, Abode2 reports.
There are just five postcodes outside London where the average home sells for more than £1,000 per square foot, while around 75 of London’s wards have four-figure average sold prices.
A £1mn price tag is a common yardstick for high-value property markets, but a more accurate measure would be £1,000 per square foot, confirms Knight Frank.
In the most in-demand regions there are often ‘golden postcodes’ where certain property types routinely command sale values in excess of £1,000 per square foot — a level once seen as the preserve of the London market.
- SW1X in London is top of the price table overall; the average price per square foot in this bit of Knightsbridge and Belgravia in Westminster is £2,189 (Knight Frank data). The capital’s high-value suburbs include SW13 (Barnes; £1,506), N3 (Hampstead; £1,243), SW19 (Wimbledon; £1,084), and NW1 (Primrose Hill; £1,052).
- OX2 in the South East is the priciest postcode outside of London. Walton Manor and Summertown, to the north of Oxford, has an average property value of £836 per square foot. RH5 (Leith Hill) in the Mole Valley is also up there (£709 psf), as is GU5 (Shamley Green) in the Surrey Hills (£686 psf).
- CB3 (Newnam near Cambridge) is the East of England’s Golden Postcode, with an average price per square foot of £703. AL5 (Harpenden) also ranks highly, at £692 psf.
- Bath is home to the South West’s Golden Postcode. Homes in Kingsmead in BA1 command an average of £588 psf, while Lansdown stands at £573 psf. The South Hams in Devon is also a price hotspot; Salcombe and Thurlestone (TQ7) average £472 psf – although the best-in-class houses can go up to £1,700.
- In the West Midlands, CV35 (north of Stratford-upon-Avon) is the most expensive enclave in the region. Homes in the Kenilworth Abbey & Arden ward sell for an average of £426 psf. Nearby CV37 is just behind (£421).
- S18 (Barlow and Holmesfield) in Derbyshire is the highest-priced postcode in the East Midlands (£363 psf), followed by LE15 (Exton in Rutland; £335).
- Further North, Washburn Valley in LS21 beats the likes of York or Harrogate to the Yorkshire & Humber Golden Postcode title. Homes in this bit of the Nidderdale AONB average £357 psf. Micklegate ward in York, YO1, is next in the region (£374).
- LA12 in the Lake District and WA16 in Knutsford, Cheshire, are the priciest postcodes in the North West (£312 psf and £363 respectively).
- NE45 (Corbridge) in Northumberland is top of the North East (£288 psf).
- LL53 (Abersoch) in Gwynedd, north Wales, is the Welsh Golden Postcode (£378 psf).
