First Of Many

Beauchamp Estates have completed one of the first Prime London property deals in 2023, selling a 2,500 square foot apartment at Greybook House in Mayfair by developer Fenton Whelan, listed for sale for £8.95 million, purchased by a discerning London-based family who wanted a refined London home in the heart of the capital.

Beauchamp Estates say that enquiries from domestic and overseas buyers for luxury homes in Prime Central London was strong throughout the Festive Season with this Greybrook House deal heralding the start of what is expected to be a busy Spring market during the early part of 2023.

The sale price of the Greybook House apartment equates to £3,345 per square foot, a price that reflects the exceptionally high-quality product achieved by Fenton Whelan. Residential sales in Mayfair last year averaged £2,077 per square foot, a price premium above the average of £1,460 per square foot achieved for the rest of Prime Central London, underlining the enduring appeal of Mayfair as arguably the most sought-after address in the capital.

Beauchamp Estates recent Prime London Residential Property Report for 2023 forecasts that PCL residential values will rise slightly by 1% or 2%, with the volume of deals likely to rise by up to 30% compared to 2022, driven by wealth creation in three locations – the USA, Europe and the Middle East.

Beauchamp Estates highlight that the buyers, who were previously renting a home in the capital, chose Greybook House because of the quality of the location, just off the crossroad of Brook Street and Bond Street, and literally opposite the world-renowned Claridges Hotel. The family also liked the 2,500 square foot of lateral living space provided on one floor and the immaculate presentation of the apartment which was available for immediate occupation.

The family also liked the immense privacy and security of Greybook House which has been designed as a boutique luxury residential scheme comprised of just four lateral residences located across the upper floors of the building.

Located between Claridge’s and Bonhams, Greybrook House is a Grade II listed, six-storey Art Deco building original designed by architects Sir John Burnett and Partners and built in 1929 as the London headquarters and showroom of world renowned piano manufacturers, Bechstein.

The buildings’ iconic Art Deco design is immediately identifiable with the exterior finished in white Portland stone complete with sleek Deco style windows and at ground level detailed bronze doors. Award winning developer Fenton Whelan completely refurbished and modernised the historic building, transforming it into a new residential address whilst skilfully paying homage to its pedigree and taking inspiration from Claridge’s façade and interiors opposite.

The apartment that has just been sold provides three en-suite bedrooms, a family kitchen and open plan dining/living spaces. The property features custom design engineered oak flooring, 2.6 metre high doors with matching architraves, bespoke sliding walls with antique bronze ironmongery and Bianco Perlino and Emperado patterned marble flooring.

Rosy Khalastchy, Director at Beauchamp Estates says: “The deal at Greybrook House heralds the start of what we expect to be a busy Spring market in Central London during 2023. The family who purchased the apartment at Greybook House were attracted to the location, exceptional build quality and unprecedented interior design. Fenton Whelan has stayed true to the integrity of this landmark Art Deco building and created interiors that provide luxury and glamour, further enhanced by the doorstep proximity to Claridge’s and the shops, restaurants and culture of Mayfair.”
