Discovering London’s ‘undiscovered Victorian village’

12.02.21

FABRICA by A2Dominion and Higgins have launched Hanwell Square – bringing stylish apartment living to the heart of Hanwell W7 in the London Borough of Ealing. Offering buyers the chance to live in one of West London’s last undiscovered Victorian ‘villages’ and former home of English comic, Charlie Chaplin.

Hanwell was once an ancient farming village, dating back to the fifth and sixth centuries, with a small rural community of around 100 people who lived off the land. It remained a village until it was absorbed into its larger eastern neighbour of Ealing in 1926. It was the Victorian era of industry, education and transport that shaped the future of Hanwell, and lay the foundations for what defines this pocket of London today.

The Wharncliffe Viaduct, one of Hanwell’s most famous landmarks was built in 1836-7 and was constructed for the opening of the Great Western Railway to carry passengers across the Brent Valley between Hanwell, Southall and Ealing. It was the first major structural design by Isambard Kingdom Brunel and also brought people and jobs to the area.

Today, Hanwell blends new and old, and whilst major regeneration is taking place along the Grand Union Canal nearby to Hanwell’s ‘Flight of Locks’, the town centre and riverside retains much of its village charm and distinguishable Victorian heritage. The grade II listed Hanwell station building, mid-Victorian pub The Fox by the riverside and even the Hanwell Carnival, which dates back to 1898, provide a glimpse into Hanwell’s rich past.

The leafy residential streets, located off Uxbridge Road and Boston Road, reveal much of Hanwell’s splendid architecture, with rows of beautiful Victorian housing leading westward to the Brent River canal path and eastward towards the two landmark cemeteries.

The charm of Hanwell makes Hanwell Square the ideal choice for young professionals and families. Designed for modern living - the village feel of Hanwell is very much reflected in the layout of the scheme. A new public square will provide a central focal point and place to work, relax and socialise. Private landscape gardens are a nod to the 3,000 plus green acres that surround Ealing and cycle storage facilities offer residents a chance to embrace the tow paths and bike routes along the river.

Phase One will offer 104 apartments, including 14 studio, 54 one-bedroom and 36 two-bedrooms. Prices will range from £305,000 for a studio and £540,000 for a two-bedroom. Residents will benefit from concierge service, landscaped communal gardens, private gated courtyard, rooftop terraces, residents’ only gym, cycle storage, electric charging points and parking is available at an additional cost.

Like all FABRICA schemes, the design of the apartments has been meticulously considered. Behind the modern and unapologetically bold monochrome interior design of the show home and apartments is luxury design practice, No.12 Studio, whose striking design aesthetic has graced numerous private residential homes across prestigious London postcodes.

Stand out design specifications that help create the streamlined modern look, include, chic handle-less kitchen units with Silestone worktops and porcelain mosaic tile splashback, integrated Bosch kitchen appliances, wide plank engineered flooring in main living spaces, black matte lacquer internal doors and full height built-in master bedroom wardrobes. Bespoke wall mounted vanity storage, large ceramic wall tiling, and stunning slate effect shower trays add to the striking bathroom aesthetic.

From the end of the year, prospective buyers will be able to book an appointment at the marketing suite to experience the flow and feel of the stylishly designed show home ahead of Phase One, which completes early 2023.
