Introducing sustainable materials, vegan leather and some 15 British brands, 7 Charles Street by REDD is reflective of modern Mayfair sensibilities.

REDD, the real estate development and portfolio management brand for investors and private clients, brings to market Flat A, 7 Charles Street, an impressive Grade II listed duplex apartment in the heart of historic Mayfair.

Embodying the spirit of the REDD brand, the three-bedroom, three-bathroom property has been exceptionally converted, including reinstating original features to become one of the finest examples of prime living in central London.

Partnering with award-winning interior designers, Taylor Howes Designs and art curator and gallerist, Tanya Baxter Contemporary, the two-storey, 3,400 square foot apartment is launching to market fully turnkey. Paying homage to the surrounding area and the building’s Arts & Crafts pedigree, the interior design by the studio is inspired by the tailors, couturiers and fashion houses that historically have resided in the area. It also nods to the apartment’s proximity to Bond Street and its place on the threshold of Berkeley Square, which annually plays host to international art and design show, PAD.

Determined in the design to reinstate many of the original features and restore the property to its former grandeur, REDD has systematically revived the apartment, which, though listed, had weathered multiple iterations since its founding in 1900. The new design sees all space maximised upon and more importantly, original features of significance, such as vaulted ceilings and cornicing, be reinstated. All complemented by the addition of an internal architectural bridge link within the apartment which connects the living and dining spaces. REDD has introduced a double-height feature gallery wall and vast centralised open atrium that spans the height of the property, flooding light into the living and dining spaces, as well as the master bedroom suite and the secondary bedroom.

Anchored in celebrating British craftsmanship and design, a further nod to the building’s arts and crafts heritage, the apartment features some 15 different UK design brands. From Chesneys fireplaces and Samuel Heath bathrooms to Bert Frank lighting and Havwoods flooring - to name a few - the apartment is a testament to the enduring design prowess of British designer-makers.

There’s a noticeable transition from formal to relaxed living throughout the property. The historic nature of the exterior is celebrated in the height and imposing nature of the study, living and dining rooms, but there’s an easiness and femininity to the design of the bedrooms and lower-level spaces that make it instantly calming. Crittall-style doors and windows complete the central atrium and partition the upstairs spaces, reinforcing the feeling of the grand hosting rooms of the past, whilst introducing modern and crisp sentiments.

Dressed with art curated by Tanya Baxter Contemporary, the walls are adorned with original works by prolific artists, including Gustav Klimt, William Scott and Adrian Heath. Above the fireplace in the central living space is a 2009 signed Damien Hirst.

Throughout the design by Taylor Howes Designs there’s a distinct identity that introduces traditional materials but in a new, contemporary way. In the kitchen there’s a feature curved wall to the back of the banquet seating which has been created using fluted vegan leather, whilst lining the corner it has added a further dimension to the organic curvature of the space.

The transitional feel of the rooms has been realised through the spectrum of raw, natural materials and specific design decisions. Eucalyptus timber has been used in the joinery in the master bedroom; traditionally calming in tone, it’s also regarded as one of the most sustainable sources of timber - a material choice that underpins a sustainable pillar of both REDD and Taylor Howes Designs.

Organic and natural shapes are a repeat theme in the lower-level, which is reinforced with design nuances upstairs, echoing the listed curved vaulted ceilings which start at the front of the property in the third and second bedroom.

The property comprises three bedrooms, all ensuite, study, living room, dining room (with three metre table), kitchen, balcony, courtyard-outdoor living room and secondary entrance, with kitchenette and laundry facilities accessed via a discrete lower- level entryway. There is direct lift access from ground to lower- level, to afford complete ease and enviable ‘back of house’ space.

Mark Tredwell, REDD’s Head of Development commented: “Our objective from the outset of this project was to reinstate the original features back into the property, though listed it had over time worn many guises, the layouts were awkward and though the ceilings are incredibly high, they were largely covered.
