Once a recording studio that welcomed industry legends including rock band U2 and singer Adele, now transformed into new homes, Old Dairy House is a boutique development in the heart of trendy Kensal Rise, W10. Old Dairy House sits on the north side of Kilburn Lane overlooking the rooftops of Sixth Avenue, on the site of a historic dairy farm. The area was largely rural until the 1880s, when the first homes were built along Kilburn Lane. A section of the farm survived with brick buildings erected for the farm and milking; the farm was then known as Higgins Dairy Farm (recorded in 1890), then as Higgins Bros Dairy, operating until the late 1960s.

After over a century of agricultural use, in the late 90s the site became known as The Old Dairy Recording Studios, with the former farm buildings run by Liveprime from 1994 to 2014. During this time, as many as 13 different music companies were based at the studios. The studios were used by many notable artists including the then up-and-coming Adele. The Brit award-winning producer duo Flood and Alan Moulder had a room at the studios, writing for and working with huge names including U2. The studios were eventually sold and purchased by Fruition Properties for residential development, gaining planning approval for the mixed-use transformation in November 2019.

Following an artistic renaissance in the mid noughties, Kensal Rise has become a sought-after neighbourhood in north-west London, with notable celebrities and musicians having homes in the area.

Old Dairy House is a short walk from Chamberlayne Road, once voted the “hippest road in Europe” by Vogue magazine. Nearby Portobello Market offers a vast array of eclectic shops, vintage stalls, and record stores. The fast-changing enclave is very well connected, close to Queen’s Park underground station, with Oxford Circus just 15 minutes by tube.
