Cash Buyers Dominate New York Luxury Real Estate Market

According to the latest Corcoran Sunshine data, New York City’s luxury residential market has performed steadily this year, with close to 400 properties priced over $5 million having sold in Manhattan as of June.

May itself is historically the strongest month of the year for Manhattan sales, and this trend held this past spring: In May 2024, there were nearly 100 sales over $5 million in Manhattan, representing a 15-percent increase year-over-year and a 12-percent increase over the average May sales volume for the five years before the pandemic. Those sales included six transactions over $20 million, a strong spring showing for this price category and a 50-percent year-over-year increase.

An interesting trend that has emerged as high interest rates continue is that cash buyers are currently dominating the New York City market, comprising about 70% of Manhattan’s condominium transactions.

This trend has been buoyed by the city’s high price points, concentration of high-net-worth individuals (HNWIs) and strong international buyer base; the depth and strength of the all-cash buyer pool have kept sales strong in the $5-million-plus market.

Amid this solid performance, today’s buyers are favoring move-in-ready properties that offer the must-have combination of architectural distinction, robust amenities and lifestyle partnerships that create a curated, well-rounded everyday experience.
