Dubai has emerged as a global magnet for high-net-worth individuals (HNWIs), as highlighted in the latest World Wealth Migration Report.

Since 2023, no other city has attracted more ultra-wealthy migrants in succession – a signal not only of Dubai’s lifestyle appeal but also its financial and regulatory advantage.

This influx goes hand in hand with a specific real estate segment: Branded Residences. Once seen merely as a status symbol or indulgence, these architecturally iconic, location-defining properties are now reclaiming their role as strategic holdings at the heart of HNWI portfolios.

According to Knight Frank, Dubai recorded over $4.3 billion in luxury home sales above $10 million in 2023 alone – more than London, Paris and even New York. A significant share of these were trophy properties, and the momentum shows no signs of slowing. These homes command premiums up to 30 per cent above similar unbranded properties, and demand continues to outpace supply.

Branded residences are distinguished not merely by their physical appeal but by the luxurious lifestyle they offer. Owners enjoy five-star hotel services including 24-hour concierge, private chefs, wellness and spa facilities, valet parking, and bespoke hospitality experiences, all provided consistently across locations worldwide. Renowned examples include Armani Residences at Burj Khalifa, embodying understated Italian elegance, and Bulgari Residences on Jumeirah Bay Island, offering Mediterranean sophistication complete with yacht club privileges.

Design and attention to detail are critical. From interiors by fashion powerhouses like Versace and Elie Saab, to automotive-inspired luxury from Porsche and Bugatti, each brand transforms a residence into a statement piece. Bugatti Residences by Binghatti, for instance, features ultra-modern architecture and unique amenities such as private car elevators, reflecting the engineering precision and luxury associated with the iconic automotive brand.

In Dubai’s cosmopolitan community, the brand of a residence acts as a universal status indicator. Regardless of cultural background, recognisable brand names instantly communicate luxury, exclusivity, and lifestyle preferences, making branded residences powerful symbols of social and personal identity.

The UAE’s branded residence sector continues to evolve, increasingly attracting younger, affluent buyers and digital nomads. Sustainability and technological innovation have become crucial for buyers seeking environmentally friendly and intelligent living spaces. Developers are actively responding to these demands by integrating green building practices, solar energy solutions, and advanced home automation systems into their latest projects.

Geographically, the concept is expanding beyond Dubai. Abu Dhabi has recently introduced prestigious brands such as Brabus, Nobu, and Waldorf Astoria Residences, while Ras Al Khaimah is also planning branded projects closely linked to major resort developments.

Alongside geographic expansion, we are witnessing further market segmentation in two key areas. Firstly, branded residences are increasingly offered as townhouses and standalone villas, a departure from the traditionally apartment-focused model. In gated communities such as Dubai Hills, developments like The Address Villas enhance residential communities by offering premium services beyond sophisticated design alone.

Secondly, prominent hospitality brands are introducing residences under lifestyle-oriented sub-brands that are more accessible and affordable compared to their ultra-luxury counterparts. These properties cater specifically to younger or less affluent buyers aspiring to experience the branded residence lifestyle.
