One of Hollywood’s most scrutinised real estate sagas has officially reached its conclusion. The sprawling Beverly Hills compound acquired by Jennifer Lopez and Ben Affleck during their high-profile marriage has entered escrow following an extended campaign and targeted price adjustments, closing the book on the former couple's shared property portfolio.
The transaction serves as a case study in contemporary ultra-prime real estate dynamics, demonstrating that even trophy assets belonging to global superstars require precise pricing and strategic patience to cross the finish line.
Known as the Wallingford Estate and perched on a commanding 5.2-acre promontory in the Beverly Hills Post Office enclave, the newly rebuilt residence was envisioned as a multi-generational sanctuary.
The compound spans approximately 38,000 square feet of interior space (with upwards of 46,000 square feet under roof including outbuildings), designed with an extensive suite of bespoke amenities:
- Accommodation: 12 bedroom suites and 24 bathrooms across the main residence, a 5,000-square-foot independent guest house, and a dedicated caretaker pavilion.
- Private sports complex: A dedicated indoor athletic facility featuring regulation basketball and pickleball courts, a boxing ring, a fully equipped fitness studio, and an adjacent sports lounge with a bar.
- Resort-style grounds: A zero-edge swimming pool overlooking canyon vistas, an outdoor entertainment pavilion, a private tennis court, and parking capacity for up to 80 vehicles.
Lopez and Affleck purchased the compound in May 2023 for $60.85 million in cash, subsequently investing millions into cosmetic upgrades and customised interior refinements. Following their separation, the estate originally arrived on the open market with an ambitious $68 million price tag. However, navigating shifting macroeconomic conditions, elevated holding costs, and Los Angeles’ Measure ULA transfer tax required a pricing reset.
