The real estate market in Mallorca works quite differently from the UK and many other regions. Since there are so many different nationalities coming to Mallorca to buy, there are inevitably agents which will attract more of one nationality than another. Which is why very few owners offer their properties exclusively, but that means a lot more work coordinating multiple agents.
“I have been asked to extend my services to offer an exclusive Seller’s Agent service, mostly to clients who have bought from me in the past. I will work with an owner to help them ready the house for sale, and then act as their personal Seller’s Agent, liaising with the main agents on the island. In this way the owner has only one point of contact, and the agents deal with me for viewings. I then provide feedback to the owner with regular updates of activity. The Agents are paid their normal commissions and I am paid a separate fee by the owner upon sale. It works well for everyone.
