Chris Garwood of SELECT Villas of Moraira outlines why the Costa Blanca remains a sought-after location for blue-sky second homedom. By Jules Peterson
TELL US ABOUT SELECT VILLAS
The company was originally set up in 2006 as a relocation agency Costa Blanca SELECT; its primary focus - to assist clients from the UK, mainland Europe and other corners of the world navigate the property search and selection process in northern Costa Blanca.
In 2010, we took the decision to open our own independent estate agency, in the centre of Moraira, trading as SELECT Villas of Moraira. This enables us to work independently of other agents, whilst still collaborating with the best.
It also enables us to select our own portfolio of sales properties which our team are fully conversant with. Today, we have nine specialist sales advisors, with a collective 100 years of experience in the Moraira region.
Languages covered include English, Spanish, French, German, Italian, Arabic and Valenciano.
HOW IS THE PROPERTY MARKET IN ALICANTE PERFORMING?
For the past ten years, much of Europe has experienced a downturn in property values. Despite headline scare stories, the Costas seem to have eluded much of the recessionary fallout – maybe the Spanish temperament has led them to spend regardless of the threat of recession.
There continues to be a strong underlying strength to the local market, underpinned by a shortage of building plots; which invariably results in the redevelopment of attractively priced villas in sought-after locations.
WHAT ATTRIBUTES ATTRACT BUYERS TO THE AREA?
Moraira is a relatively wealthy area, so the Brexit effect has been limited to little more than a ‘minor irritation’, with a short-term dip of 10% in UK enquiries, lasting a matter of months. UK market interest is now finding its equilibrium again, with the ROW and mainland Europe markets stronger than ever.
Our area enjoys easy access to two international airports from the A7/E15 Motorway. The region, is also described by the World Health Organisation as enjoying “one of the world’s most perfect climates.” Our particular area, both on land and beneath the sea is classified as protected national park.
We have low levels of crime here, with Spain benefiting from negligible terrorist activity. A fabulous Mediterranean lifestyle for a relatively low outlay, together with a superb choice of restaurants and stylish shops makes for an attractive lifestyle package. Little of this quality lifestyle is currently reflected in property prices, especially when compared with high rental yields.
WHAT LOCATIONS ARE PROVING ATTRACTIVE TO BUYERS?
Everyone hankers after a sea view within walking distance of the local town or village – but that’s not as easy as it sounds. It’s worth bearing in mind that a sea view is in effect pitch blackness at night, whereas a mountain or valley view has more seasonal variation, not to mention the twinkling light attractions of neighbouring communities.
Moraira isn’t a purpose-built resort either, but a village which has steadily developed from its fishing and harbour origins. There are, as a result, a limited number of front-line properties available and they carry a significant premium. Choice does widen however when it comes to properties with good sea views within walking distance of the village communities.
Radiating out of Moraira are the adjoining areas of Cumbre del Sol, Benitachell, Teulada and Benissa, and beyond that are Javea, Calpe and the Jalon Valley. Quite simply – it’s a stunning place to call home.
