South West London Market Begins Recovery

18.05.20

During these difficult times for the market, leading independent estate agents Finlay Brewer have maintained active, finalising seven exchanges during the lockdown period at a total of £7.4 million. This bodes well for the coming weeks and months as restrictions begin to relax and viewings can begin to be undertaken following the latest government guidelines, as the market looks to regather the post Brexit momentum behind the encouraging figures for the start of the year sales.

The UK market, although slowed has kept moving and looking further afield to the international market, there are reasons to be optimistic. Other metropolitan European cities, such as Paris and Berlin have reopened and seen little fluctuation in square metre prices boding well for house prices in the capital and across the UK and there have been several reports from agents on the usefullness of virtual viewings. With UK’s foreign buyers, in particular the Chinese market, beginning to undergo a spree of activity across the country, showing encouraging signs of the wider international property market taking steps towards recovering in the UK.

Paul Cosgrove, Director at Finlay Brewer, comments, “We have looked to maintain activity in the market where possible by aiding our buyers to understand and follow the government guidelines and continuing to help our customers progress deals for those eager to move when restrictions begin to ease.

“As a result, we have seen some measure of success, exchanging and completing on a varied range of properties. Interestingly the properties have been spread across a wide budget from the London average up to an exceptional detached property. This is a positive indicator that a wide range of different buyers of all ages and budgets are still prepared to move ahead if the deal is right and everything can be conducted safely.

“Following the government announcement this week, large swathes of the property market can begin to reopen and tackle the “new” normal. With estate agents, conveyancers, removers and surveyors able to return to work we hope to see the market regain some of the earlier momentum following the Brexit bounce.”

Stanlake Road is located just moments from Shepherd’s Bush Green and is one of the areas hidden gems. The one-of-a-kind detached four-bedroom property is reminiscent of a countryside home, standing in its own landscaped grounds, with an elegantly arranged formal garden to the front of the property.

The 2,250 sq ft. property is spread over three stories and entered via the side leading into a hallway with an impressively proportioned living room with high ceilings and original fireplace.  To the rear of the floor is the breakfast/family room, with double French windows leading onto the lawned rear garden.

The lower ground floor is accessed via stairs in the hallway and comprises of a fully fitted utility room and spacious wine cellar. The first floor houses a sizeable master bedroom, which includes a dressing room and ensuite bathroom. The remainder of the floor comprises three further bedrooms and the family bathroom. Additionally, the new buyers have the option of extending the home further as planning permission has been granted to add an extra story.

Paul Cosgrove, Director at Finlay Brewer, comments, “Stanlake Road is certainly a tranquil oasis in the city. Outdoor space is the number one focus for buyers at the minute, it is no surprise the new owners were so attracted to the elegant formal garden out the front and the privacy afforded to detached properties.

“This amount of space is particularly rare in Zone 2, and the gentle upkeep of the garden provides a tranquil environment to unwind and relax in.”

Finlay Brewer also experienced a flurry of activity following the Prime Minister’s speech on the first May bank-holiday weekend providing a boost for several homeowners to exchange on their properties showing early signs of confidence returning to the market.

One of these was a distinguished three-bedroom Victorian home on Faroe Road. The home has an elegant split-level reception opening out onto a westerly facing garden and a sought-after garage, a rarity in Brook Green. On the first floor can be found two bedrooms and the family bathroom. The master suite occupies the entirety of the second floor and has its own walled balcony, accessed through French doors.

Finlay Brewer has also exchanged on a first floor flat on the ever trendy Gunterstone Road, a spacious garden flat on Milson Road, two flats on Sinclair Road and Queens Mansions, and an upper maisonette flat on Minford Garden Road.
