Boutique developer, Aitch Group, has announced the record-breaking sale of No.9 Pemberton Place, located off Mare Street in Hackney, during the peak of the pandemic. All nine apartments in the elegant development sold out in four months during lockdown, reaffirming the desirability of new homes in the neighbourhood, and the unwavering appeal of a Hackney lifestyle.

Young buyers have snapped up the one-, two- and three-bedroom apartments at No.9 Pemberton Place which offers cool, urban living. The stylish and spacious homes, which started at £450,000 for a one-bedroom apartment, are located above contemporary work and retail space and adjoin 19th century cottages – the only heritage homes left standing in the area.

The four-storey, nine apartment No.9 Pemberton Place, designed by GML Architects and delivered by Aitch Group, is carved from yellow brickwork – a nod to local period architecture – with expanses of glazing and covered balconies. The architecture sympathetically connects with the adjacent period properties and Hackney’s historic past while reflecting East London’s modern-day buzz and vibrant creative scene.

Pemberton Place dates back to the late 16th century when it was a staging post for weary travellers called the Flying Horse Inn. The area became increasingly residential from the Elizabethan era onwards and industrialised by the Victorians. The collection of cottages survived the Blitz – unlike great swathes of East London – and today Aitch Group has built on the historic site for the betterment of Londoners looking to buy their own homes.

Hackney has become increasingly popular over the last twenty years with demand to live there accelerated by the Olympic-led wave of regeneration and tremendous transport links. This trend has continued throughout the pandemic and, according to new research by We Buy Any Home, homes sales enquiries to buy in Hackney were up 225 per cent from 2020 to 2021 on the year before. This was the biggest leap of any London borough.

The area draws in first-time buyers who want to live right at the heart of London’s cultural, creative and music scene. The Oval Space, for example, is an events arena which showcases the world’s best DJs and has a large roof terrace for summer parties.

Young families who are committed to life in the capital also choose Hackney. There are 28,000 pupils in the borough, 70 schools and nurseries with many rated good and outstanding, and historic places of interest such as the 500-year-old Sutton House managed by the National Trust.

Close to No.9 Pemberton Place locals will find a wide choice of amenities spread along Mare Street. Even during the lockdown, take-away coffee, wine and pizza were available at the foodie hub MareStreet Market. The market also includes The Bar, The Open Kitchen, The Dining Room, the Deli, the Wine and Bottle Shop, The Flying Horse Coffee Shop (a reference to the area’s 16th century staging post), a barber shop and a vegan nail salon.

Mare Street is home to a fashion and retail industry cluster of textiles businesses and independent boutiques that have sprung up around the London College of Fashion site. The area is dotted with a plethora of pubs, bars and eateries with Hackney Picturehouse at the top end, along with Hackney Central Library. The famous and much-loved POPHAMS bakery is over the road from No.9 Pemberton Place too.

For those hankering after wide open green space to jog, walk the dog or exercise little legs, then London Fields and Victoria Park are a five or 10-minute walk, respectively, with Regent’s Canal also a short stroll away.

The nearest station is London Fields overground station on the Lea Valley line. A direct journey to Liverpool Street takes just 10 minutes. It is only a 12-minute walk from Mare Street to Hackney Central. Both are in travel zone 2. All the above contributed to the excellent sales at No.9 Pemberton Place.

Since April 2020 Aitch Group has constructed 170 new homes and 20 commercial units, totalling in excess of 64,000 sq ft of multiple usage.  In both real estate sectors (residential and commercial) the developer has reported excellent success in uncertain times with 70 per cent of new homes sold and 90 per cent of commercial units occupied.

Aitch Group has completed construction on five developments since 2020 with 92 total residential properties having been exchanged or completed. All sales were done abiding by social distancing and heath safeguarding and following government guidance at the time.

In fact, the slick virtual tours of the Aitch Group developments provided during the lockdown proved very effective at engaging buyers who were quite rightly so covid cautious. Sales agents started the viewing process via Zoom too and conducting Zoom viewings for the client. Aitch Group reported that several sales were agreed with buyers who didn’t physically view the property.
