Leading Alpine property developer MGM French Properties is celebrating the end of a busy and successful 2019 and an exciting new decade, with the announcement that the company trebled its year-on-year UK sales figures. The company, which is the largest ski property developer in France, is also launching seven new developments across the 2019/20 ski season, indicating a strong rate of demand from those looking to purchase ski property. Following an increase in tourist visits to the French Alps by 5.3% year-on-year and a strong price growth in many of France’s key ski resorts, properties are experiencing a great deal of interest. Good mortgage rates and the 20% VAT rebate on new-build properties are some of the factors drawing buyers, in addition to MGM’s reputation for building high-quality and luxurious ski homes. Four developments have recently been launched in Flaine, Les Contamines, Le Grand Bornand-Chinaillon and La Plagne, and MGM will shortly launch developments in Samoëns, Val Cenis and Les Houches to the UK market.
One of the largest schemes to launch this season is Résidence Alhéna, a ski-in/ski-out development in the heart of Flaine comprising 39 units one to three-bedroom apartments with panoramic views of the Mont Blanc and surrounding mountain ranges. The apartments are sold under a leaseback agreement offering a guaranteed rental income to the owner, while MGM manages the property’s upkeep and maintenance on the owner’s behalf. The development also boasts a hotel, restaurant, indoor heated swimming pool, Jacuzzi, sauna, Hammam, gymnasium and spa facilities.
Flaine is the largest of the five resorts in the Grand-Massif ski area and has seen great popularity with British buyers throughout its history. This year marked the resort’s 50th anniversary, and the Bauhaus architecture which makes the development distinctive is decorated with outdoor sculptures by renowned artists Picasso, Vasarely and Dubuffet.
The development diverts from MGM’s usual Savoyard-style construction and has instead been designed to complement the contemporary architecture which is prevalent in Flaine. The apartments span 47 to 85m2 and boast double French windows with spacious balconies overlooking the mountain landscape. Additionally, the fully-furnished apartments come with a ski locker, private cellar and secure indoor parking space. The development is expected to complete in Q4 2021 and apartments start from €316,667 for a two-bedroom property.
Additionally, MGM has just launched Chalets Laska in Les Contamines, a leaseback ski-in/ski-out development comprising 29 units two to four-bedroom apartments. Chalets Láska is a short walk from the centre of the resort and benefits from exceptional leisure facilities including a welcoming reception area with fireplace, an indoor heated swimming pool, sauna, Hammam, Jacuzzi, gymnasium and spa facilities.
The quieter resort is ideal for families, while apartments span 57 to 120m2 and provide stunning views of Mount Joly. The wider Les Contamines-Monjoie resort is recognised as the highest altitude nature reserve in the whole of France. The architecture and community is very traditional with a landscape scattered with Baroque churches and typical Haute-Savoie farmhouses. Two-bedroom properties at Chalets Láska start from €300,000 and the development will complete in Q4 2021.
