Set amidst one of the world's most beautiful natural surroundings off the Florida coast, an ambitious masterplan collection of waterfront homes, floating on the year-round warm Caribbean Sea is underway. Tania Jacobs steps ashore

What about a carefree life at sea? Not sailing around the world on a superyacht (because who wouldn’t want that?) Or a smaller, intimate crew-ratio heavy ship, but on the world’s first floating city. The ultimate waterfront living PR campaign for Blue Estate doesn’t pull any punches when it comes to superlative marketing jargon. Officially launched this spring, with off-plan mega-mansions priced from upwards of $1bn, if you thought Monaco’s sea-grab idea had set an outlandish benchmark, the “multinational collaboration” under the global development expertise of the Blue Estate Group has upped the man-made island ante.

The upscale community, say marketing materials, measures around half the size of Monaco, and will when completed in 2025, become home to more than 15,000 permanent residents, numerous businesses, a health clinic and an international school. Located only a short trip from the endless beaches of the Bahamian Islands, and reached by watercraft, airplanes and soon regular water shuttles, thanks to the prime location, inhabitants will be spoiled with more than 340 sunny days per year. Residents and visitors will also have carte-blanche access to a wide range of concierge—led services and amenities while enjoying unprecedented levels of privacy and security.

“Ultra-high performance” concrete modules will be used to construct the floating enclave, which received initial funding in 2016. The plans include 164-foot walls to “dwarf even the biggest ocean waves” and prevent the whole island from becoming a modern version of Atlantis.

According to the current masterplan, vast automated shutters will see off hurricanes that come its way, but the island’s party piece will be moving out of the way of anything too violent. In fact, say the developers, living on the Blue Estate will be “far more secure than in a permanent place on land.”

The property inventory ranges from stylish studio apartments (US $19,800) up to Signature Estates, which are asking an extraordinary US$ 1.15 billion and promise to “put a dent in the universe of luxury real estate.” Homes will be built around a central port in the heart of the city. Each one will sit in an area of ​​55,000 square feet at 50 meters above sea level and have everything from a helipad to a movie theatre.

Luxury amenities and architecture are not expected to be inhibited by over restrictive building codes or regulations, giving homeowners freedom to create their ultimate luxury dream home. A basketball field, an indoor go-kart circuit, a helipad, or a double Olympic-size infinity pool overlooking the Caribbean from more than 164 feet above sea level, are just some of the leisure amenities to be made available to islanders, along with five-star “hotel-style” services. Adventurous HNWI are also promised a “business friendly environment with zero taxes, minimal regulations and reporting obligations - taking full advantage of its offshore location.

A proprietary cashless payment system is expected to handle all transactions, with every resident using a free account for payments and savings. Life at sea won’t be much more expensive than life on land, says Blue Estate, estimating the cost at $ 4,250 per month for a family of four or $ 1,150 per month for just one person, excluding rent.

Given the sheer ambitious scale of the project, Blue Estate has prioritised the environmental impact of such a construction, with plans to implement a renewable energy system to lessen the island's negative impact on CO2 outputs; their ultimate aim, to become one of the 'world's greenest communities' developing comprehensive sustainability and recycling concepts and being completely self-sufficient.

Clean energy will be obtained from all available resources (sun, wind, wave), with fresh water being produced through desalination. Innovative recycling and waste reduction strategies will be implemented, and local facilities will enable researchers to study the marine environment to evolve and implement elsewhere.

With a motto of Freedom, Equality and Prosperity, Blue Estate will have its own laws and community guidelines. Time will tell if life on the ocean waves is all it’s cracked up to be.
