Crowning Moment for Regent’s Crescent

Regent’s Crescent have released a new selection of apartments, including a five-bedroom penthouse with a 915 square foot terrace, listed at £15.45 million. The release comes on the back of the announcement that over the past 12 months £140 million worth of residence have been sold at the development.

Savills has quoted Regent's Crescent as being one of their strongest performing schemes in Prime Central London. Over half of the crescent apartments have now been sold, and the sales in the last year, that totalled the £140 million, are largely to UK-based owner-occupiers.

Originally designed by John Nash in 1820, following a commission by Prince Regent, later King George IV, to create homes for his family and friends. Situated on the very edge of Regent’s Park in Marylebone, one of the most famous and prized Royal Parks, spanning 400 acres. Marylebone is well-established as one of the most sought-after locations in prime central London, home to some of the capital’s hottest hotels and restaurants, including Chiltern Firehouse, and longstanding gems, such as The Langham Hotel.

Regent’s Crescent was badly damaged during wartime bombing and was ultimately replaced with 1960s office buildings behind a poor imitation façade. Today, CIT and architects PDP have, and continue to, reimagine and restore the Regency masterpiece to its former glory.

The Award-winning practice, PDP London, is achieving this by overseeing the re-imagining of the building’s original façade, as well as many Regency-inspired exterior features, including grand front doors, Regency-style fanlights, stone steps, traditional railings and the reintroduction of the chimney stacks.

The interiors have been trusted to International architecture and interiors studio, Millier. They are combining Regency grandeur with discreet modern luxury throughout the building’s interiors. The spaces, many with ceiling heights of up to 4.2 meters, will feature luxurious marbles, herringbone timber flooring, ornate plaster mouldings and a refined neutral colour palette with accents of burnished bronze. Millier also created the impressive double height entrance lobby and imperial staircase.

Residents of Regent’s Crescent gain Exclusive access to over 8-acres of private gardens of Park Crescent and Park Square, including tennis courts and 1.5-acres of private landscaped gardens. For more relaxation and leisure, they also have access to the 9,000 square foot basement spa, 20-meter swimming pool, spa-pool, sauna and steam room, private cinema. With the addition of valet operated underground parking and 24-hour concierge and security.

Talking to Chris Richmond, Head of Sales at CIT, he explained that the team had ‘achieved 21 apartment sales at Regent’s Crescent last year despite the very challenging market conditions, which speaks of this project’s exceptional offering as London’s only Grade I listed new-build residences. The purchasers were predominantly owner-occupiers based in the UK, with Covid conditions limiting the international markets’ access to UK property. The onsite residents’ amenities are integral to our development offering and are expected by buyers in a project of this calibre. They afford a level of privacy and convenience that our residents demand. It’s also why we are achieving prices in excess of comparable local properties without a world class amenity offering."

Harri Williams-Jones of Savills’ development consultancy team told us how “Regent’s Crescent is one of the strongest performing schemes in PCL. The combination of new build construction within a reimagined Nash building is a highly desirable prospect – coupled with the access to gardens and one of London’s largest resident amenities, it ticks a lot of boxes for PCL.”
