Savills has flagged up the Italian hospitality sector as one of three alternative investments in Europe, the Middle East and Africa for 2020. So, could 2020 be the time to invest in residential property in Italy's tourism sector?
Tourism in Italy is certainly booming. The country's national tourism agency (ENIT) claims it welcomed 94 million visitors in 2018 - more than France and second only to Spain within Europe. The figure represents an increase of 2.8%, with tourists responsible for adding €41.3 billion to Italy's economy over the course of 2018. Many tourism professionals in the country are expecting even higher figures for 2019.
Visitors from around the globe delight in Italy's many charms. Dawn Cavanagh-Hobbs, who founded luxury co-ownership property company Appassionata in Italy's Le Marche region a decade ago, has welcomed buyers from as far afield as the UK, US, Switzerland, Australia and Brazil (among others). All were drawn to Italy by a shared passion for its culture, cuisine, heritage and stunning natural landscapes.
Appassionata has spent the last ten years renovating unique Italian properties and then offering them for sale as co-ownership homes. Buyers own a one tenth share and use the property for five weeks every year. With the family-run Appassionata team managing the upkeep of the homes, buyers can arrive to find their holiday home in perfect condition every time.
The latest luxurious Appassionata property is Villa Veneto, a stunning Liberty Villa set across three floors in the historic town of Lapedona, just five minutes from the cost. With a host of traditional features and bespoke artisan pieces, it offers a superior holiday home experience for Italophiles. With three outdoor terraces (one with a barbecue and another with a jacuzzi spa and spectacular 360º views of the sea, mountains and surrounding countryside), it's easy to see why three shares in the property have already sold.
A lifestyle investment of this nature serves to capitalise both on the potential for property prices to rise and on Italy's booming tourism industry. The co-ownership property can be handed down easily to the next generation, so also makes a great long-term investment for parents and grandparents looking to create security for younger generations.
